History

2023: Sale of office in St. Petersburg to Petrovich

On December 7, 2023, it became known that the Petrovich construction trading house acquired office facilities in St. Petersburg, previously owned by the IT company JetBrains. The latter left the Russian market due to the current geopolitical situation.

According to the Kommersant newspaper, we are talking about premises with a total area of approximately 30 thousand square meters. In addition, the perimeter of the transaction included a platform on which it is possible to build another building with an area of about 35 thousand square meters. All these objects are located on Primorsky Prospekt of St. Petersburg. As of that date, the value of the assets has not been officially disclosed. The consultant for the deal was IBC Real Estate.

The building in which the JetBrains office was located on Primorsky Prospekt

It is noted that there was high competition for JetBrains facilities: interest in them, in particular, was shown by Gazprom, Sberbank and Tinkoff. According to available information, the seller expected to receive 10-11 billion rubles for his real estate. On the other hand, market participants note, since European companies must provide a discount when selling Russian assets, the agreement could be concluded at the rate of 5-6 billion rubles. The construction of another office building with an area of 35 thousand square meters can also take 5-6 billion rubles.

Development expert Andrei Veresov believes that Petrovich has acquired JetBrains facilities in order to concentrate all employees in one place and abandon other areas. By the beginning of December 2023, the construction trading house rents about 4 thousand square meters for the head office in the Parnas business center in St. Petersburg, and also owns the Nobel office center (5.5 thousand square meters). The retailer will be able to lease part of the premises received that will not be in demand to other companies.[2]
