Product "1C:Enterprise 8. The chairman of condominium" is intended for the condominiums (C) which perform both calculation of a rent and utilities, and passport accounting.

The configuration Chairman of condominium is developed using functionality of 1C:Subsystems Library, edition 2.3.

1C Company together with 1C:VDGB Development center informs users and partners on release of new industry solution "1C:Enterprise 8. The chairman of condominium", held for use in the condominiums (C) which are engaged in service of housing stock and rendering housing services.

The solution allows to automate Condominiums even with the small budget on automation. The solution is presented by basic tool kit for settling of a rent and conducting settlement with residents and also third-party partners.

Solution "1C: The chairman of condominium" uses all advantages of a technology platform of 1C: Enterprise of version 8.2, providing scalability, openness, simplicity of administration and configuring and use of the program in the mode of managed application (the thin client and the web client) that does work of users of more intuitive and allows to work far off.

Description of functionality

Functionality of a configuration Chairman of condominium allows to perform calculation of a rent for the fixed rates, standards of consumption, indications of metering devices, to execute automatic recalculations of the provided services at change of information on personal accounts and accounting items, to consider privileges and the payment arriving from the population.

Software product "1C: The chairman of condominium" provides to board of any condominium the flexible tool in decision making.

Main functionality of the program:

  • Accounting of owners of property:
    • conducting detailed accounting about physical persons and legal entities and tenants of residential and non-residential premises;
    • conducting detailed accounting of information about residents;
    • full passport accounting (registration, removal from accounting, change of a surname, replacement of the identification document), formation of printed forms of a passport office;

  • Full accounting of housing and non-residential stock, storage of a set of characteristics of buildings, apartments, offices;
  • Work with all necessary operational information on personal accounts, opening, closing of personal accounts and change of their status (information about living and their quantity);
  • Calculations and charges:

    • charges: flexible determination of services and methods of their calculation, charge for housing, utility and other services taking into account all features of calculation, calculation of charges for services using individual and house (general) metering devices, calculation and charge of a penalty fee;
    • privileges: calculation and accounting of all privileges which are available for residents, accounting of subsidies, calculation and accounting of budget grants;
    • recalculations: based on an underdelivery of services, as a result of temporary absence, other adjustments;
    • payment: distribution of payment between services, commission calculation of bank;

  • Vendor interaction of services:

    • determination of service providers at a stage of appointment to the personal account and redefinition of service provider at any time;
    • formation of debt by service providers;

  • House cost accounting:

    • drawing up the cost estimate, closing of expensive accounts according to the estimate and control of its execution;
    • drawing up reports on an income/expenses for a general meeting of owners;

  • Organization of votes:

    • preparation of lists for vote taking into account the created base of a passport office;
    • accounting of results of votes;

  • Formation of a different report type: on personal accounts, on use of services, on privileges, forms of statistics and other;
  • The simplest accounting of such sections of the organization, as:

    • material accounting;
    • inventory control;
    • accounting of transactions with money;
    • accounting of business activities of several organizations in uniform base.

  • Abilities to integrate:

    • unloading of data for social services, administrations and municipalities;
    • the automated loading of indicators from metering devices (counters) and the automated loading of information on the payments for services made through banks;
    • information exchange with Saytom housing and public Utilities, Condominium and the ВЖКХ.РФ portal: unloading of information on charges on personal accounts and loading of information on indications of metering devices.

The configuration Chairman of condominium does not contain functionality on exchange with the 1C: Accounting 8 program. These opportunities are given by industry solution "1C:Enterprise 8. Accounting in management companies of housing and public Utilities, Condominium and HCC".

Data protection

1C Company receives certificate of conformity No. 2137 of 7/20/2010 issued by FSTEC of Russia which confirms that the protected software package (PSP) "1C: Enterprise, version 8.2z" is recognized as the software tool of general purpose with the built-in information security tools from unauthorized access (NSD) to information which is not containing the data which are the state secret. Based on certification compliance to requirements of regulating documents for protection against class NSD-5, on the level of absence control of not declared opportunities (NDV) on the 4th level of control is confirmed, the possibility of use for creation of the automated systems (AS) to a class of security 1G is confirmed (i.e. AS providing confidential information protection in a LAN) inclusive and also for data protection in personal data information systems (ISPDN) to class K1 inclusive.

The certified copies of the platform are marked by marks of conformity from No. G 420000 to No. G 429999.

All configurations developed on the 1C: Enterprise 8.2 platform (e.g. "1C: Payroll and HR Management 8", "1C: The chairman of condominium", etc.), can be used during creation of a personal data information system of any class and additional certification of application solutions is not required.
