Bonava tells about use of data of BIM model

The Graytek PSS engineering and consulting company helped development company of Bonava to expand possibilities of use of Grona Lund given to BIM model of the residential complex under construction. Cooperation allowed to develop information models with the high level of detailing for control of work of contractors, formation of specifications of the equipment and materials for calculation of costs and purchases.

Bonava – one of pioneers in the field of use of information modeling in practice. The company is engaged in BIM more than 10 years. In particular, as a part of NCC the set of projects with use of BIM was implemented. In previous years in NCC concern the largest level of application of BIM is reached during the work on infrastructure facilities in Norway, on construction and reconstruction of objects of a commercial real estate in Denmark and Finland.

"Now we reach new level uses of BIM in housing construction. At present Bonava is concentrated on creation and development of the single international platform providing the connected and concurrent process of work on projects, – Alexander Svinolobov, the deputy CEO of Bonava Sankt-Peterburg LLC tells. – At the same time a priority for us is the client therefore we are focused not only on technical solutions, but also on development of a product and communication. Lately possibilities of BIM extended considerably and displaced from the field of construction and diagrams towards improvement of the project, functionality, interior design, visualization, virtual and augmented reality (VirtualReality). So we decided to use all capacity of BIM – and the project with PSS GRAYTEK company arose".

Within the project models of sections Architecture, Constructions, Heating, Ventilation, Water supply, the Sewerage, Electricity and Lighting were executed and in 3 months the complete summary model on the project is received, an inspection on intersections and collisions is carried out, the mistakes in laying of the engineering systems made at flat design in 2D are revealed. Check of model was performed in Solibri, and corrections of the found errors were made to Revit.

Jointly specialists of PSS GRAYTEK and Bonava on the basis of these created models at the general meetings made optimization of laying of the engineering systems and documentation for release on building is by results issued. Also finishing and furniture of apartments and including – common areas was entered to models of all body of two queues that allowed to receive data for purchases of materials. The created model is used for drawing up specifications and as an additional source of information when purchasing. "Amounts for purchases – the most difficult subject in which thanks to the project we managed to take the next step. Further it is going to use data on the volume of materials for the purchases received from an information model. Our purpose – to achieve that 80% of the main construction costs could be calculated on the basis of this model", - Alexander Svinolobov adds.

Cooperation allowed to optimize control of work of contractors of Bonava. Mechanism is as follows: there is an unloading of data from model, receiving all quantitative indices, and then these data are compared to calculations of the contractor. If there are discrepancies, they are eliminated.

Detailing of models and finishing allowed specialists of PSS GRAYTEK to write the video, using the model executed in Revit. This roller is shown to potential clients of development company in the showroom in Vsevolozhsk where the residential complex is located. Models are also used for creation of visualization on the website. At traditional approach production of the similar video takes a lot of time and requires additional considerable investments. Thus, Bonavaudalos to minimize costs and to save time.

"Entering into model of complete finishing and furniture of apartments, including common areas, made our roller unique, – Alexander Svinolobov tells. – On an action in September, 2017 we showed to clients our future project in parts. The response was positive. Especially clients liked an opportunity to consider all parts of the working, but not advertizing project, to see future apartment not only in the plan, to walk virtually round all house, having clicked on objects to obtain all information – up to type of a parquet, the brand and the sizes of doors, articles of kitchen. Unexpectedly for us clients very much liked to investigate the illumination of premises: moving the slider, it was possible to see when and as the sun lights each room depending on orientation of the house. It is extremely important for St. Petersburg. So we consider the project successful and we design the got experiment to replicate also on other our objects".
