BIM for the builder: as it works (video)

The GVSU "Center" Moscow company — one of pioneers of information modeling among the Russian developers. In the production process the builder started implementation of BIM technologies in 2015. Since 2017 all new projects of the company are projected and under construction using^[1].

Especially for needs of the builder the Russian IT companies "AVS" and "Aybim" created the unique software package including a complete line of technologies of information modeling of buildings: project and estimate modules, block of scheduling and network planning, management accounting:

Video shows as the designer works with real BIM model of the 4-section 16-storey panel built house of the DOMMOS series which is under construction in the Moscow residential district Northern.

Different foreshortenings of the standard floor are provided: model, plan. The specialist "collects" construct of the building (KR) from the elements designed in advance and loaded into a digital library of BIM. Today the library created in GVSU "Center" includes more than 10 thousand elements.

Pop-up windows display detailed economic information on each element of model: brand of a product, its volume, weight, producer, etc. In the subsequent it is necessary for formation of the estimate.

What does it give?

Visualization of project solutions allows to control design process and to trace collisions for reduction of quantity of errors at installation of the building. Use of library of elements gives the chance of repeated application of ready-made solutions and fast obtaining cost.

Video shows as the designer works with the architectural section of model. In details worked architectural section includes finishing, windows, doors, glazing of loggias, partitions, etc. Each element of an architectural model also contains detailed economic information.

What does it give?

A system allows to change quickly types of finishing on types of premises, using library of finishing and to quickly see result in estimates. The configured formulas of calculation of amounts of works give the chance to consider all auxiliary materials even at their explicit absence in model. Work of the designer and estimator can be reused on all similar objects with significant reduction of labor costs.

What does it give?

Object is visualized entirely, assembled.

Video shows work of the estimator with ready model of the building. On the example of the standard floor the estimate for overlapping plates forms. The specialist selects the estimated volume which then goes to the estimate program.

What does it give?

The estimator operates with model as a source of volumes, at the same time process of obtaining local estimates in the current price level is automated.

Visualization of the course of construction, planned and actual. In the program the table with work types, the chart Ganta and a construction object with readiness degree for the corresponding date is displayed.

What does it give?

Transparency of the course of construction, the analysis of compliance of the plan and the fact at any moment of the construction course.
