The State Inspectorate for Real Estate on August 16, 2021 announced the launch of a Telegram bot to check real estate.

It is enough for the user to send the Самострой.net cadastral number of the object to the Telegram bot chat, and within a minute the robot will give an answer about the presence or absence of data on unauthorized construction. The service was implemented by the State Inspectorate for Real Estate together with the Department of Information Technology of the city of Moscow. This was told by Deputy Mayor of Moscow on economic policy and property and land relations Vladimir Efimov.

In order to use it, it is necessary to install the Telegram messenger, find a bot called Самострой.net in the search string, click the "Start" option and enter the cadastral number of the object.

With the help of a chatbot, users can quickly receive the necessary information about the legality of using the land or capital construction site of interest without personal visits and written appeals to the State Inspectorate for Real Estate. The question is really relevant - since the beginning of the year, the department has identified almost 960 objects of self-construction. This service will be useful to both citizens and business in order not to buy or rent an illegal object, "said Vladimir Efimov.

He also noted that it is necessary to continue to automate the typical requests of the population. Such services allow you to save as much time as possible for citizens and employees of the department to work with standard appeals. At the same time, the remaining issues requiring comprehensive study will continue to be considered individually.

You can find out the cadastral number of the property in the Public Cadastral Map on the pkk.rosreestr.ru website by entering the address of interest. Based on the cadastral number received, the Telegram-bot will check the object and give the user the appropriate answer: "there is an unauthorized construction object on this site," "capital construction objects and land plots have not been found on this cadastral number." If the bot indicates that "there is no information about the presence/absence of an unauthorized construction object," you can contact the State Inspectorate for Real Estate by sending information to ikc_gin@mos.ru.

The service is designed to help Muscovites in various life situations, for example, to warn about the fact of unauthorized construction when buying or renting land, buildings, premises in them. So, as of August 2021, the base of the capital's State Inspectorate for Real Estate includes about 7300 records on the status of capital construction and land plots. As we work, it will constantly expand, "said Vladislav Ovchinsky, head of the State Real Estate Inspectorate.

It is important to know that a natural or legal person who illegally built a particular structure does not have the right to sell it, rent it, inherit it, etc. Even if any transactions have already been made with such property, they are invalidated.

Since the State Inspectorate for Real Estate controls the use of non-residential objects in the city of Moscow and beyond, owned by the city of Moscow, the information is provided by the robot in relation to such objects.
