2023: Fresh Auto buys Calusalia 1 for RUR 760 million

In early June 2023, it became known that the founder of the Fresh Auto car dealer Denis Migal bought a shopping center on the Kaluga highway in New Moscow, previously owned by the French investment fund MIG. The transaction amount amounted to 760.5 million rubles.

According to the Kommersant newspaper, referring to the data of the federal register of bankruptcy information, we are talking about the acquisition of the property complex of Kalusualia 1 LLC. The buyer is MB-Auto LLC, the beneficiary of which is Migal. The transferred assets include land plots with an area of ​ ​ almost 2 hectares and buildings located on them with a total area of ​ ​ 28.5 thousand square meters. The object is located on the 21st kilometer of the Kaluga highway - this is the Sosenskoye settlement in New Moscow.

It is noted that the deal was concluded as part of the bankruptcy procedure of Kalusualia 1 LLC, initiated in June 2022. The beneficiary of this company was the Luxembourg Consualia Odin S.A., while the main investor is ZAO Mig, representing the interests of the French investment fund MIG. The project to create a large business hub in New Moscow became known back in 2013: it was assumed that an infrastructure of 3 million square meters would be deployed. Project costs were estimated at €4 billion. However, in the end, in 2014, only the first stage with an area of ​ ​ 52 thousand square meters was agreed.

Kommersant adds that the tenant of the built first stage was the French network Decathlon, which curtailed its activities in Russia in connection with the current geopolitical situation. In addition, the store of the Russian Kant sporting goods chain is located on the same site. Market participants say that the object continues to generate noticeable rental income, but the new owner will have to change the format of its work, which may require about 1 billion rubles. On the territory of the complex can be placed commercial real estate of different types.^[1]
