2023: Elma Group acquired the Bogatyr confectionery factory
On October 13, 2023, it became known about the change of the owner of the Bogatyr confectionery factory. The asset was acquired by Elma Group.
According to Kommersant, the transaction amount is 1.2 billion rubles. Presumably, production will not be restored. Instead of old factory buildings, most likely, a warehouse complex will be built. For the demolition of the factory and the construction of the warehouse, according to experts interviewed by the publication, the same amount will be needed as the amount paid for the purchase of the asset.
The Bogatyr factory was built in 1996 by Kalev from Estonia and had a production capacity of 27 thousand tons of sweets. Before the acquisition by TEX, which is part of the Elma Group structure, it belonged to Marlin LLC and was pledged by Trust Bank. The deal to acquire Bogatyr included all the property of the factory, 4.5 hectares of land and a complex of buildings with a total area of 36 thousand square meters. m.
As noted by the managing partner of Walnut Capital Artem Motorny, the price of the factory turned out to be too high for potential buyers in the profile industry. In his opinion, the producers of sweets would be interested in the asset at a cost of 400-450 million rubles. The bulk of the equipment, according to the expert, is not interesting to confectionery manufacturers due to the change in market conditions.
The potential use of the asset is to lease the territory for warehouses. According to Kommersant, the factory will potentially be in great demand among companies in the areas of logistics and retail, as it is located inside the Central Ring Road. According to CMWP, the vacancy in the warehouse segment in the Moscow region is about 0.8%. At the same time, the volume of demand for warehouse space reaches 2.2 million square meters. m.
However, the lease of an asset in its condition for October 2023 is not possible for experts. According to property management expert Pavel Lyulin, large tenants will not want to occupy space in an outdated facility, therefore, Elma Group will have to carry out a large-scale reconstruction.[1]
