History

2023: Change of Ownership

At the end of October 2023, it became known about the change of owner of the 5-star SO hotel, located on Voznesensky Prospekt in St. Petersburg. Now it belongs to Voznesensky Prospekt JSC, according to the data of the Unified State Register of Real Estate (USRN).

As Kommersant writes with reference to the extract from the USRN, the change of ownership took place in early October 2023. The owner of Forum LLC Alexei Govorunov, who previously owned the hotel, told the publication that the changes in the USRN are technical in nature. At the same time, he refrained from additional comments.

SO on Voznesensky Prospekt

Voznesensky Prospekt JSC was registered in the unified state register of legal entities on July 24, 2023. The founder is the joint-stock company "New Registrar."

According to Denis Platov, director of the capital markets department at Nikoliers, the market value of the hotel is from 3.8 to 4.2 billion rubles. However, experts interviewed by the publication claim that the deal could have passed at a discount.

SO is a designer 8-storey hotel in the category of 5 stars with 137 rooms, its area is 9600 sq. m. On the ground floor there is a restaurant, on the eighth - a panoramic bar, on the roof - a summer terrace. The hotel has a fitness room, swimming pool, spa centre and living room with fireplace.^[1]

2011-2018

Hotel SO opened in 2011 and operated under the W brand, which is owned by Marriott International. In 2018, the hotel came under the management of the French Accor and changed its name to SO.

The investor in the construction of the hotel (investment volume - $90 million) was LLC R.E.D. (Real Estate Development Ltd). Initially, its co-owner was the Intermarket company, the owner of which was the mother of Alexei Govorunov, Irina Govorunova.
