2023: Structure of businessman Anatoly Kozeruk bought BC "Arkus II"

In 2023, the owner of the Arkus II business center, located on Leningradsky Prospekt in the north of Moscow, changed. However, the deal became known only on January 23, 2024.

On this day, the Vedomosti newspaper reported that the development group AB Development sold Arkus II to the structure of businessman Anatoly Kozeruk. The consultant of the transaction was CORE.XP. The value of the deal is estimated at 1 billion rubles.

Anatoly Kozeruk in the early 2000s served as advisor to the general director on investment issues at Gazprom Invest-Yug. Subsequently, he was a member of the board of directors of GVSU Center and the development company MR Group. Over the past years, Kozeruk has been actively investing in the construction of residential real estate.[1]

According to the estimates of the partner of NF Group Stanislav Bibik, the acquisition of Arkus II could cost Kozeruk structures about 1 billion rubles. Remain Executive Director Alexander Bogdanov estimates this facility is more expensive - 1.2-1.3 billion rubles. AB Development's decision to sell it may be related to the company's strategy, which is to build commercial real estate, fill them with tenants, and then exit the asset, Bibik argues. Bogdanov also does not exclude that she may have needed funding for future projects. The buyer received a ready-made rental business, said Nikolai Goryunov, director of the capital markets and investments department at IBC Real Estate, in a conversation with the publication.

Bibik adds that the main advantage of the object is its location - on Leningradsky Prospekt and next to Art. m. "Dynamo," Bibik notes. Most likely, the buyer can continue to use it as an office building or build apartments in the future, the expert believes.
