2024: Renewal of co-working space leases

At the end of May 2024, it became known that the American company WeWork completed the transfer of operational management to the new owner of its business in Russia, the flexible office space operator Space 1. The new owner of co-working spaces, WeWork, has resumed renting them, without ruling out the possibility of an increase in value.

It is noted that the operator Space 1 renamed the Russian asset WeWork - the organization of ViWork Rus LLC - to Space 1 JET (Space 1 Jet). As of the end of May 2024, Space 1 has four JET facilities on its website: Belaya Ploshchad (1 office for 25 jobs), Arcus III (1 office for 100 jobs), Krasnaya Roza (1 office for 100 jobs) and Yakimanka (6 offices for 325 jobs). The total area of ​ ​ the facilities is approximately 18 thousand square meters.

The Space 1 JET offer includes units from 5 workplaces already ready for placement, a check-in from one day with a minimum contract duration of 6 months. Customers can rent individual units or the entire site. Layouts are easily adapted to the command - you can install and dismantle partitions, change the configuration of furniture. The rental price includes all taxes and utility bills, furniture and equipment, daily cleaning and consumables, unlimited Internet, operation of engineering systems, minor repairs in the office, security, general reception, separate collection and disposal of garbage.

At the end of May 2024, the cost of renting Space 1 JET premises varies from 45,000 to 55,000 rubles per month per workplace. Rental prices under contracts concluded with WeWork will remain the same, and in the future the company did not rule out a revision of the cost of services.

If we take the classic Space 1, then we do not have free premises, and we direct demand to JET. Until the end of [2024], the vacancy will be close to the minimum, says Space 1 CEO Mikhail Brodnikov.[1]
