2024: Hotel opening

In July 2024, a new five-star boutique hotel Villa Mr. Pinky opened in St. Petersburg, the construction cost of which was €7.5 million. The hotel is located in a historic building - the former apartment building of entrepreneur Adalbert Lischke on English Avenue. The project was implemented by the Moscow investment group Placebo/25.

According to Vedomosti North-West, it was originally planned to open the hotel in 2021, but the launch date was postponed by three years due to the pandemic and changes in supply chains. In 2022, the amount of investments was estimated at €5 million, but in the end the project went up by 50% and reached €7.5 million.

Placebo/25 is an investment group with Russian-Dutch participation that specializes in architectural, environmental and interior design. In St. Petersburg, the company was also engaged in the renovation of the building of the Arsenal plant, where the TEMPLE OF DEER concert space was opened. In addition, the group has implemented a number of projects in Moscow and St. Petersburg, including event venues, a rental company, a concert agency and a restaurant.

The boutique hotel Villa Mr. Pinky is Asian-inspired and features 13 rooms. The hotel was originally planned to have 31 rooms, but the concept changed due to the growth of domestic tourism - it was decided to increase the room area by reducing their number. The hotel has rooms with an area of ​ ​ up to 70 square meters. m, which allows you to better meet demand. In June 2024, all rooms were fully booked for several weeks.

The hotel covers five floors. On the ground floor there is a restaurant, a barbershop and a gallery of modern art. The room stock, massage rooms and a beauty room are on the second, third and fourth floors. On the fifth floor in the fall of 2024, it is planned to open an event space with an area of ​ ​ about 130 square meters. m for various events, including concerts.

According to experts, in the near future, mainly small hotels in the Five Star segment will open in the city center. Andrei Petelin, director of the Citytel Group management company, noted that the implementation of large hotel projects in the center of St. Petersburg is difficult due to the lack of places for construction, but there is a possibility of redevelopment of historical buildings for small hotels. Vice-President of the Russian Hotel Association Alexei Musakin added that the cost of small objects by 1 sq. m will be higher than in large hotels, and stressed that "the era of large hotels is over, at least until the key rate drops to at least 10%."[1]
