2024: Savings plus "bought out BC" Premium "

Raven Russia, one of the largest warehouse owners in Russia, sold the Premium business center in St. Petersburg in July 2024. The new owner of the object with an area of ​ ​ 18.4 thousand square meters. m was the closed mutual investment fund (ZPIF) "RD 2," managed by the company "Savings Plus."

The deal to sell the Premium business center on Primorsky Prospekt in St. Petersburg was closed on July 11, 2024. The parties do not disclose the amount for which the object was sold. The deal was accompanied by consultancy NF Group.

According to RBC, the Savings Plus company has previously acquired the Boulevard Ring business center with an area of ​ Gazprombank 8.2 thousand square meters. m on Chistoprudny Boulevard in the center of Moscow. Both assets were contributed to the ZPIF.

The Premium business center itself entered the Raven Russia portfolio in 2017 with Kellerman Business Center as a result of a transaction to acquire the assets of the Northern Horizon Capital fund in St. Petersburg. "Premium" is a high-quality class A facility with a good location and fully filled tenants, consultants believe.

Earlier in 2022, Raven Russia announced plans to sell three office and four warehouse complexes in St. Petersburg and the Moscow region to focus on building new warehouse facilities for tenants. Then the consultants estimated the cost of warehouses for sale in ₽11,3 - ₽12,7 billion excluding VAT, and office complexes in St. Petersburg - in ₽100 - ₽150 thousand per 1 sq. m (₽5,9 - ₽8,9 billion).

The office real estate market in St. Petersburg is now showing high demand: according to the NF Group, the share of vacant space is only 5.4% in the first half of 2024. This creates favorable conditions for transactions for the purchase of office facilities, experts say.[1]
