2025: Austria bought Novotel Moscow Center

The company "Austria" acquired the hotel "Novotel Moscow Center" with an area of ​ ​ 16.7 thousand square meters. m with 255 rooms at the metro station "Novoslobodskaya" from the structures of the founder of "Vast Discovery" Sergei Bachin. This became known on January 26, 2025 from the USRN data.

According to Kommersant, the deal to sell the hotel part of the complex was closed on December 20, 2024. At the same time, the premises of the business center with an area of ​ ​ 12.5 thousand square meters. m remained in the ownership of the company "Eurosportfinance," owned by Sergei Bachin.

Stanislav Ivashkevich, managing partner of the consulting company Ivashkevich Hospitality, noted that the transaction value was lower than the market value for objects of this class in the city center. This is due to the need for significant investment in the renovation of the hotel.

According to Stanislav Akhmedzyanov, managing partner of the consulting company IBC Global, renovation of interiors and infrastructure improvement may require from ₽1,5 billion to ₽2 billion, and in the event of capital repairs, costs can reach ₽3 -4 billion.

According to the CMWP consulting company, in 2024 the Moscow hotel market showed positive dynamics. The average occupancy of quality hotels in the capital increased by 3.8 percentage points to 77.8%.

Deputy Prime Minister Dmitry Chernyshenko said that in the period from January to November 2024, about 80 million tourist trips were made in Russia, which is 11% more than in the same period in 2023. The demand for hotel accommodation from foreign tourists in December-February increased by 15%.

LLC "Austria," created in December 2024, is managed by Andrei Sadchikov. The owner of the company is Parity JSC, information about the beneficiaries of which has not been disclosed.^[1]
