2025: Conclusion of a lease agreement with Yandex Market
Yandex Market has signed a lease agreement for the Fortis 11 warehouse complex with an area of 63 thousand square meters in the village of Shushary, St. Petersburg. This was announced in February 2025 by the consulting company NF Group. The deal became the largest in the warehouse real estate market in 2024.
According to Cre, the class A warehouse complex was commissioned at the end of 2024. The expansion of the logistics infrastructure is aimed at increasing the volume of storage of goods and optimizing the delivery time of orders.
NF Group partner Nikita Zaytsev emphasized the uniqueness of the location of the facility, which provides exceptional advantages in the quality and speed of customer service. Ilya Knyazev, Director of the Industrial and Warehouse Real Estate Department of NF Group in St. Petersburg, noted that Fortis 11 is one of the largest class A warehouse facilities built for lease in 2024.
According to NF Group statistics, in 2024 the total volume of transactions with warehouse real estate in Russia amounted to 5.1 million square meters. The Moscow region accounted for 2.6 million square meters or 48% of the total, St. Petersburg and the Leningrad region - 333 thousand square meters or 6%, the remaining 2.3 million square meters were distributed between other regions.
In the online trade segment of St. Petersburg and the Leningrad Region in 2024, 57% of the total volume of transactions with warehouse real estate was concluded. NF Group analysts predict a decline in this share to 40-50% in 2025, which nevertheless will continue to reflect the significant role of online retail in the market.
The warehouse complex "Fortis 11" was implemented in accordance with modern standards of logistics real estate and is equipped with the necessary infrastructure to ensure the efficient operation of the marketplace. The facility will allow Yandex Market to significantly expand its operating capabilities in the North-West region.[1]
