The growth of the launch of new shopping centers in Moscow doubled to 123 thousand square meters
At the end of 2024, shopping centers with a total area of about 123 thousand square meters were put into operation in Moscow. This is twice as much as compared to 2023, when the launch volume was estimated at 55 thousand square meters. Such data are given in the materials of the consulting company IBC Real Estate, released in mid-March 2025.
According to Kommersant the newspaper "," referring to data received from market participants, in 2024 only nine of the planned 18 shopping centers opened in Moscow, while the launch of the rest was postponed to 2025. At the same time, the retail real estate segment is gradually emerging from the crisis. In particular, the first facilities built as part of the city hall's program Moscow to create places for labor applications are being commissioned in the Russian capital.
In the next two years (until 2026 inclusive), an increase in the commissioning of high-quality space is expected in the capital's retail real estate market. This is due to the announced commissioning of such large facilities as IFC Olimpiysky, a shopping center as part of TPU Seligerskaya and a shopping center as part of TPU Savelovskaya, says Ekaterina Nogai, head of the research and analytics department at IBC Real Estate.
According to Nikoliers, in 2024 in Moscow, the new offer was presented mainly by small-format shopping centers. In 2025, the appearance of objects of the "regional" format is expected, for example, as the mentioned shopping center as part of the TPU "Seligerskaya" (58 thousand square meters). According to developers, in 2025 the volume of the new proposal may reach 620 thousand square meters. But analysts believe that the commissioning will not exceed 361 thousand square meters of rentable area and will mainly consist of objects that have postponed the opening dates several times from earlier periods.[1]
