2025: Investing ₽2,8 Billion to Build an IT Cluster
The Development Group of Companies is investing ₽2,8 billion in the creation of the Senator business quarter with an IT technology park on the territory of the former Elektropribor plant in Voronezh. The project will provide more than 2,000 new jobs and will be a key element of the city's technology infrastructure. This was announced by representatives of the company in April 2025.
The development will unfold on a plot of 6.2 hectares and will be not just an office center, but a full-fledged business space. Particular attention in the project is paid to the creation of an IT technopark, which will become the core of the entire complex.
The total area of office premises and IT technopark will be 19,100 square meters. The business center will offer a multi-format line of premises - from small offices with an area of 17 square meters to representative view floors. Architectural solutions will allow you to transform and combine cabinets with each other. The project also provides special areas for presentations, video conferencing and teamwork.
For the convenience of residents and visitors of the complex, the project provides for the construction of an underground parking for permanent tenants and ground parking for guests of the business quarter.
Victoria Anokhina, Commercial Director of Development Group, stressed that the space being created will become a full-fledged ecosystem for the development of a technological business. The company is already in talks to set up a business incubator in partnership with federal IT companies.
The Senator business district will be built on the street of the 20th anniversary of October, in close proximity to Petrovskaya embankment, which will provide convenient transport accessibility and an attractive location for future tenants and buyers.
The average cost per square meter in the Senator business center is expected at ₽150 thousand. At the same time, the average rental rate for class A offices with an area of 150 square meters or more will be ₽20 thousand per square meter per year.[1]
