2025: Implementation of an automated building management system

Icors and LIIS have introduced an automated building management system (ASUZ) based on the Virtual Controller at the Kronstadt Engineering Center. The total area under the control of the solution in the pilot project was 2,100 m ². Number of engineering systems - 7: lighting, ventilation, air conditioning, power supply, heat supply, water supply and fire system (monitoring). Number of signals in ACPS - 2,500. Icors announced this on September 29, 2025.

As the results of the pilot project showed, the unified dispatch center made it possible to reduce the cost of electricity and operation of the building by 10% - due to intelligent scenarios for managing ventilation, air conditioning and lighting, and reducing labor costs for operation. The implemented ACPS based on the Virtual Controller increases the safety of the facility due to early diagnostics of systems and reduces the risk of accidents by 20%. Automatic alerts in SCADA and the corporate messenger of the chief engineer allow you to quickly respond to emergency situations, control the closure of incidents. Collecting information in a single center - create analytical models and increase the energy efficiency of the building.

The solution also made it possible to improve the comfort of employees and residents of the manned space. Thanks to ASUZ, now residents of the Kronstadt Engineering Center can control systems through a mobile application. For example, climate and lighting systems from a mobile application, setting comfortable parameters for work areas.

The peculiarity of the project is that the virtual ASUZ was designed and integrated in parallel with the retrofitting of the building of the administrative and residential complex. For integration with ASPS, a number of local control systems had to be re-equipped in terms of automation, for example ventilation and air conditioning systems. Due to the independence of the hardware platform, the solution quickly adapted to this scenario and easily scaled. The next stage of the project is the connection of new buildings with integration into a single system based on open protocols and centralized management. By the beginning of 2026, a total of 11 buildings are planned to be connected to the system, the area under the control of the virtual ASUZ will be 23,700 m, ² said Valentin Mishin, Development Director of Aisors.

In the project of automation of building management of the Kronstadt Engineering Center, Aisors acted as a single window for the implementation and vendor of the Virtual Controller solution, ensured the purchase of equipment. LIIS is an integrator of the building automation system and a vendor of user applications for residents, employees of the management company. The core of the automation system and the basis for application integration was the Icors Virtual Controller.
