2025: Sale of the hotel to the owner of the Sitivet and Pride veterinary clinics

The owner of the St. Petersburg veterinary clinics "Sitivet" and "Pride" Alexei Klyavin acquired the building of the park-hotel "Veles" in Moscow. Experts estimate the value of the transaction at ₽0,9 -1.2 billion. This was announced by Kommersant on October 20, 2025.

The building of the Veles Park Hotel with an area of ​ ​ 5.7 thousand square meters. m on Vilis Latsis Street in the north-west of Moscow on September 23 passed from the structure of the Russian New University of Alpha Trust LLC to Management Company LLC. NF Group partner Marina Malakhatko estimates the transaction amount at ₽1 -1.2 billion. Nikolai Goryunov, director of capital markets at IBC Real Estate, estimated the cost of the acquisition at ₽0,9 -1 billion. In his opinion, the Russian New University decided to sell a non-core asset to concentrate on its main activities.

The Veles Park Hotel ceased operation on September 28, 2025. The hotel had 50 rooms and was a former dispensary with cosmetic repairs. The object is located in the park area near the Moscow Ring Road at a distance from the main transport hubs.

CMWP partner Marina Usenko noted that due to the specifics of the facility and the limited number of rooms, the hotel was unlikely to generate large revenues for the owner. In her opinion, the new owner will try to rebuild the morally and physically outdated hotel into something more functional and modern with the preservation of the purpose.

Marina Malakhatko believes that the hotel was experiencing financial difficulties and was acquired for redevelopment. The expert believes that the site under the hotel has the potential for the development of residential, hotel, medical and recreational real estate. According to her, it would be logical to demolish the hotel building and agree on the construction of 45 thousand square meters. m of real estate.

Nikolai Goryunov does not exclude that the facility can be converted into a veterinary clinic, given the growing demand for such services and the buyer's business profile. According to his calculations, this will require about ₽500-600 million, excluding the cost of equipment and equipment[1]
