2025: ZPIF "VIM Real Estate" bought Delta Plaza for ₽6,7 billion
The closed mutual investment fund VIM Real Estate, managed by VIM Savings, acquired the Delta Plaza business center, located in 2nd Syromyatnichesky Lane near the Kurskaya metro station. The transaction amount amounted to ₽6,7 billion. This was announced by RBC on December 2, 2025.
The agreement included 100% of the shares in Interprodresurs, on whose balance sheet the office complex is located. Information about the transaction was confirmed by the seller Accent Capital and the company NF Group, which acted as a consultant to the transaction.
The business center with a total area of 25.1 thousand square meters. m was built in 2011. The office complex is located on the Garden Ring near the Kursk railway station, which provides it with a favorable location in the business center of Moscow. Accent Capital CEO Marina Kharitonova noted that the decision to sell the office complex was made as part of a long-term management strategy. The proceeds will go to the development of new projects, for example, to create retail funds for a mass investor.
VIM Savings real estate fund manager Alexei Streletsky said that with the acquisition of the Delta Plaza business center, VIM Real Estate shareholders receive participation in the promising and growing office real estate sector of the Moscow business center. Such opportunities are largely unique and allow retail investors to potentially earn almost twice as much on rental real estate as when investing in the usual residential real estate market.
IBC Real Estate Director Nikolai Goryunov estimated the cost of Delta Plaza at ₽6,3 -6.7 billion. Remain executive director Alexander Bogdanov speaks of a ₽6 range of -6.7 billion with VAT. Goryunov noted that the object was of particular interest to investors due to the fact that most tenants in the coming years expire lease agreements. This provides the potential for their renegotiation at the market level and an increase in rental income. After the tenants leave, the buyer will be able to consolidate the area for his own needs.
Nikolai Goryunov added that this is one of the best price offers for high-quality business centers on the Garden Ring. The object, although not new, is in good condition, and the location near the Kurskaya metro station continues to actively transform into a prestigious business and residential area.[1]
