The developer AAG made registration completely automatic using the integration of Basis Real Estate and Cian.ru. Basis Real Estate (Flat Digital) announced this on December 22, 2025.

The developer already had electronic registration, but due to the lack of integration between the developer's CRM system and the "Cian.ru" data entry was carried out manually. Managers collected information from different systems, transferred it to Cian.ru, checked each document and each requisite. It took time, created the risk of errors and made the registration process "digital half." Everything happened in different systems, the client did not see the statuses and did not understand when to wait for the result. There was an obvious need: to make the path completely transparent and remove manual labor.

At that moment, the market was just ready. The state actively promoted electronic registration, and customers began to expect that the entire process would take place online. By this time, Basis Real Estate has developed a proptech platform to a level where you can connect data and processes within one digital core. "Cian" worked out options for how to simplify the registration process and optimize the transfer of data, including solving the issue of paying the state duty by a shareholder. Everything came together: need, technology and moment.

After analyzing the processes, it became clear that in order to launch a fully automatic scheme, services need to be adapted to the real business tasks of the developer. Basis Real Estate and Cian.ru formulated the requirements: data on the client, object, contract, act and transfer of keys should be collected automatically, without the participation of a specialist. After that, the package of documents should also go to "Cian.ru" automatically, and the statuses should be returned to "Basis Real Estate" and displayed in the client's personal account.

As a result, Basis Real Estate linked construction, key transfer and registration into a single scenario, and Cian.ru ensured the transfer of a package of documents to Rosreestr via electronic channels, broadcasting statuses, the possibility of paying state fees and receiving documents confirming registration. Thanks to this, the human factor was completely excluded, and the process became transparent to the shareholder.

We ran pilot deals and saw integration in action. This made it possible to see how the system behaves "live": how data is formed, whether statuses come, whether the registration stages are displayed correctly in the client's personal account. We artificially simulated errors, checked the robustness of algorithms and made sure that the process works stably, even if the conditions differ from the "ideal."

After implementation, the client path to AAG became different. Now the client sees in his personal account "Basis Real Estate" the whole cycle: construction stages, key transfer status, registration launch, movement of documents along the Rosreestr chain and the final statement. Everything happens in one window, without switching to other resources. The client does not need to do anything: the registration process begins automatically immediately after receiving the keys. Registration ceased to be a separate legal block and became a natural continuation of the client path.

Under the hood, everything looks like this: Basis Real Estate automatically collects data and forms a package of documents, Cian.ru receives it via API and transfers it to Rosreestr, the statuses are returned back to Basis, and the client observes the entire process in a convenient format. What used to take 30-40 minutes of manual preparation now takes nothing. Manual input errors have disappeared. Registration time was reduced by 30-40 percent. For large projects, working time savings reach hundreds of hours a year.

For the client, this means simplicity, transparency and predictability. For the developer - reducing the burden on employees, the absence of errors, the predicted timing and the ability to replicate the process to all objects. With integration, a single digital life cycle of the client appeared, in which construction, keys and registration are connected to one service route.

This approach makes Cian.ru and Basis Real Estate the first on the Russian market to introduce a full-fledged automated process within the client path. We combined services so that the client does not even notice that several platforms work under the hood. This is manufacturability in action: when innovation is not demonstrated, but works.
