2026: Commissioning

Mosgosstroynadzor issued permission to commission the five-story Obsidian business center with a total area of ​ ​ 10.73 thousand square meters. m in the north of Moscow in the Khoroshevsky district. The developer of the project was the company Business Club. The volume of investments in the project amounted to ₽5 billion. The building is designed for 1.45 thousand workplaces. It is reported by cre on January 13, 2026.

Based on the results of the final inspection, Mosgosstroynadzor issued a conclusion on the compliance of the facility with the approved design documentation. The business center was erected at Khoroshevskoye Shosse, owned by 38A (Mikoyan Aircraft Designer Street, 1). It is planned that the building will be ready for the arrival of the tenant in 2026. The developer began to perform finishing work according to the standards of the class A service office.

The installed capacity of 1.9 MW provides a margin that guarantees the reliability of all engineering systems. Five elevators are installed in the building, which provides minimal waiting time and convenience for employees and visitors. Air exchange in the building at the rate of 60 m³/ch per workplace allows you to ensure a seating density of up to 5.2 square meters. m per person.

The efficiency of planning solutions is ensured, among other things, by the placement of columns that adjoin the facade of the building. This arrangement frees the interior space from the supporting members. Tenants receive open space for flexible office layouts.

Panoramic glazing provides maximum natural light, which is especially valuable for Moscow offices, where daylight is often not enough. The internal atrium provides additional illumination. Natural light increases productivity, improves mood and reduces energy costs for artificial lighting.

The architectural dominant of the project was a unique complex of a 19-meter monolithic staircase and an amphitheater for 100 people. This turns the business center into a multifunctional space for work and events. The amphitheater can be used for presentations, lectures and corporate meetings.^[1][2]
