As part of the pilot project "Smart Apartment home," the residential complex "City on the Tushino River-2018" was connected to the Ujin smart building platform. The refinement of the product is being implemented with a grant from the Russian Fund for the Development of Information Technologies (RFRIT), which announced this on March 2, 2023. The Ujin platform allows you to automate and manage residential, social and commercial real estate, as well as individual premises (apartments, offices, offices) and IoT devices.

The introduction of digital services in apartment buildings is initiated for the most part by developers. In this case, already when checking in, a person receives a large set of "smart" options: access to managing the infrastructure of the LCD, "smart apartment" and other services. For residents of already built and populated houses, in which smart technologies were not originally laid down, such opportunities are simply not available. However, we see interest among our clients, so we decided to conduct a pilot project "Smart Apartment home." First of all, it was implemented in order to ensure the comfort and safety of residents, as well as to increase the availability of modern technologies. Our task was to assess the effect of the introduction of digital services, - said Andrey Kuzenko, director of information technology and information security at Uniservis Group of Companies.

For the pilot project, an audit of the residential complex was carried out, a technical solution was prepared on the basis of the Ujin platform, the LCD equipment was connected and commissioned, and the management company was trained.

The project participants were given the opportunity to answer a doorphone call through the application, open the door using a BLE key, view video surveillance cameras installed on the territory of the LCD, create personal and guest passes using a PIN or QR code, send applications to the Criminal Code and pay receipts online.

According to the results of the project, a survey was conducted among residents, which showed the demand for smart technologies among residents of the "secondary":

  • 83% of residents surveyed expressed a desire to continue using digital services;
  • 16% are interested in using them, but believe that this is an expensive service
  • 49% of respondents noted that smart home services should be taken into account in the current tariff from the management company;
  • 44% of respondents are ready to allocate an additional amount to pay for them.

On the one hand, a modern person has no time to spend time solving everyday problems, on the other hand, he is used to using digital services (online retail, online bank, public services, etc.). By purchasing an apartment in a new building, he expects that the "figure" will help him in terms of housing exploitation, but at this stage of market development, an integrated approach to digitalization is just beginning to be applied, - said Kirill Zakharin, General Director of the Housing Digitalization Laboratory.

The company plans to develop the product for the RFRIT grant in such a way as to make it a universal "operating system" for smart buildings.
