Metro rating by rental cost of apartments

The first place in the ranking of Moscow metro stations in terms of the cost of renting apartments was taken by the Kropotkinskaya station, which leads to the streets of Volkhonka, Ostozhenka, Prechistenka. According to the World of Apartments, the Golden Mile property, even without taking into account the elite segment, is still the most expensive in the capital.

Analysts found that the average rates here are 113.4 thousand rubles per month.

In second place is the bunch "Okhotny Ryad" - "Revolution Square" - "Theater," from where the exit to the streets of Tverskaya, Bolshoi Nikitskaya and Dmitrovka, Petrovka, Neglinnaya. Here it will be slightly cheaper to rent housing - on average for 112.7 thousand rubles.

In third place is the largest transfer hub "Library named after Lenin" - "Alexander Garden" - "Borovitskaya" - "Arbatskaya" (Pokrovskaya line). From these stations you can get to the streets of Znamenka, Vozdvizhenka, Bolshaya Nikitskaya, Stary and Novy Arbat. Apartments here are rented at an average rate of 112.4 thousand rubles per month.

On the fifth line are the streets that serve the Kuznetsk Bridge - Lubyanka stations: Rozhdestvenka, Myasnitskaya, Bolshaya and Malaya Lubyanka. Apartments here cost an average of 111.8 thousand rubles per month.

  • 2-room apartments: 28 - 140 thousand rubles.\month (6 718 objects)
  • 3-room apartments: 35 - 237 thousand rubles.\month (4 932 objects)
  • Multi-room apartments: 69 - 312 thousand rubles.\month (3,129 objects)

Total objects in the selection: 21 193. Change for the month: plus 5.1%. The calculations did not take into account 4% of objects with the lowest and highest prices. Change for the year (by March 2016): plus 14.8%.

In 2017, the rental market continues the dynamics of the previous two years.

Demand for rental of apartments is declining, but remains high:

  • About 20 million people live in the city and the nearest suburbs, of which 6-7 million are non-urban (rent housing),
  • in the capital there are federal authorities, head offices of the largest Russian corporations and Russian offices of foreign companies (provide the main demand for expensive housing),
  • Muscovites continue to rent housing, albeit in smaller volumes.

Despite negative factors, the development of the Internet significantly reduced the term for the delivery of apartments (subject to market price). Now potential tenants almost do not need time to find housing - they immediately receive information about all surrendering objects and compare them with each other.

With a market price and proper promotion, the period of exposure of apartments (the period from the moment of appearance on the market to the conclusion of a lease/hire agreement) is:

  • economy class - 3-5 days,
  • "standard" - 5-7 days,
  • business class - 7-10 days,
  • premium class - 10-14 days,
  • "luxury" - 2-4 weeks (can be more if there are exclusive features of the facilities).

At the same time, ruble rental prices are reduced for the following reasons:

  • Crisis phenomena in the economy and a decrease in real wages (incomes) of tenants,
  • increasing the supply of apartments - the introduction of large volumes of new buildings on the outskirts and the opening of new metro stations in these areas,
  • for luxury housing - a significant decrease in the number of foreign top managers (expats) living in Moscow,
  • depreciation of the ruble and inflation (salaries and incomes of tenants, including most of the remaining expats, at this time are calculated in rubles and in real terms decrease),
  • tightening migration policy, reform of natural wholesale and retail markets (the number of so-called "guest workers" has significantly decreased, providing the main demand for low-quality apartments).

The price of apartments is significantly, albeit less than in previous years, influenced by the seasonal factor. The "peak" of prices usually falls on October - November, the "bottom" - on June-July. In a stable market situation, the price drop was significant and could reach 20-30% (maximum - on economy-class housing). In a crisis situation, seasonal price increases are smoothed out by a fall due to the general economic situation. For example, in 2015-16, autumn price increases were very small and ended in October.

Rental prices for apartments are calculated in rubles. In recent years, with few exceptions, there has been a refusal to calculate prices in other currencies.

Districts of Moscow and the near Moscow region as prices decrease are ranked as follows:

  1. Central
  2. Southwest
  3. Northwestern
  4. Western
  5. Northern
  6. Southern
  7. Northeast
  8. Eastern
  9. Southeast
  10. Reutov
  11. "New Moscow," near Moscow region (up to 10 km from the Moscow Ring Road) and Zelenograd.


In the city center, the maximum prices are still in the areas of Arbat, Ostozhenka, Prechistenka and Patriarchal ponds.

Other main characteristics affecting the rental price:

  • distance from the subway,
  • level and condition of the building,
  • quality of repair in the apartment,
  • environment (furniture, appliances),
  • district infrastructure,
  • availability of parking spaces,
  • transport communication, including "traffic jams"[1].

The price of luxury housing is influenced by additional factors - internal infrastructure for residents of the house, the presence of security, a professional management company and service services, the activity of repair work in other apartments (for new buildings), the functionality of the layout of the apartment, the style and level of repair and environment, species characteristics.

The rental price is usually reduced if the apartment is rented for less than 11-12 months, as well as with prepayment for several months in advance.

The apartment is not a standard item, the price is determined individually.
