In Sochi, for $1 million, you can buy elite real estate with an area of ​ ​ 44 square meters. m., while a year ago for this money it was possible to buy only 39 square meters. m. In Moscow, for a million dollars, you can become the owner of an apartment with an area of ​ ​ 55 "squares."

Both Russian cities in the ranking are located between Sydney (43 sq. M.) And Miami (60 sq. M.). Closes the top 15 Dubai (91 sq. M.).

The cost of the most expensive penthouse in Russia by the beginning of 2024 reached 7.33 billion rubles. This amount is estimated at an object with an area of ​ ​ 862.3 square meters in the residential complex Le Dom in Soymonovsky passage, not far from the Cathedral of Christ the Savior in the center of Moscow. This is stated in the ranking of the top 15 residential complexes with the most expensive penthouses in the Russian Federation, published on March 14, 2024 by the consulting company NF Group.

When compiling the rating, penthouses in Moscow and St. Petersburg were taken into account, but in the end only one St. Petersburg object entered it. In second place in terms of cost is a lot in the DUO club house on Sofiyskaya Embankment in Moscow for 4 billion rubles (almost 1155 square meters), in the third - in the capital's complex "Residence 1864" for 3.43 billion rubles (1228 square meters).


The only project on the list from St. Petersburg ranks fourth in terms of cost - 2.6 billion rubles. We are talking about the complex of apartments "17/33 Petrovsky Island" - a deluxe class residence in the picturesque part of Petrovsky Island on the banks of the Malaya Neva. The area is about 1000 square meters.

Due to the high cost of penthouses and the limited supply on the market, transactions with such properties are rarely concluded. This type of housing is in demand primarily among wealthy people over the age of 50, who see penthouses as an attractive option for personal living and profitable investments. By the beginning of 2024, in Moscow, the average price per square meter of penthouses reached 3 million rubles. For comparison, in 2023 the figure was 2.7 million rubles, in 2022 - 2.5 million rubles, in 2021 - 1.8 million rubles. By the beginning of 2024, objects are presented on the market, the cost of which starts from several hundred million rubles, and on average the budget of this type of housing is about 940 million rubles.[1]
