Asteros constructed IT and engineering infrastructure of Hyatt hotel in Moscow

The Asteros group announced on October 27, 2017 project implementation on construction of IT and engineering infrastructure and creation of security systems of five-star hotel Hyatt Regency Moscow Petrovsky Park.

Contractors

The Italian company Codest acted as the general contractor of the project. The architectural concept of future hotel was developed by Engineering Bureau of Yurkevich company, supervising functions were performed by Buro Veritas. Asteros was selected by official service provider on design and implementation of IT and engineering infrastructure and also security systems of hotel and apartments of Hyatt. Specialists of restoration and construction concern "Lusine" were engaged in finishing works, furnishing and a design light design.

Project Tasks

At the beginning of 2015 the Asteros group started large-scale works on "turnkey" creation engineering and IT infrastructures of the Hyatt Regency Moscow Petrovsky Park hotel complex located in the territory of the city complex "VTB Arena Park" in the Petrovsky park near the reconstructed Dynamo stadium. This object of Hyatt Hotels Corporation network assumed construction of 14-storey hotel of the business class expected 298 numbers, and the 11-storey body with 56 luxury apartments.

In addition to premises, the command of Asteros should unroll technology infrastructure of an underground part of a complex of 18 thousand sq.m and also public zones — a lobby, restaurants and bars, SPA, negotiation, office spaces, etc.

"Smart" technologies

Equipment of Hyatt Regency Moscow, Petrovsky Park is implemented according to the concept of the "smart" house that assumes high extent of automation and centralized operation by the building, including all engineering systems and networks, diagnostics of a condition of equipment, automatic switch-on of the systems of protection at unauthorized influences, regulation of operation modes and also archiving of all key indicators of functioning of the equipment.

The command of Asteros ensured functioning more than 35 systems among which: power supply, water supply, fire extinguishing, heating, ventilation, conditioning, warm and cold supply, lighting and also scheduling, internal networks and communication systems, SCS, LAN, system multimedia, telephone communication and Internet.

Engineering "stuffing" of buildings of Hyatt is designed and unrolled according to increased requirements to hardware of the hotel complexes belonging to the category "five stars". So, within the project the special equipment for sound insulation, acoustic and vibration protection, for support of comfortable temperature with a possibility of individual adjustment, for ensuring natural air circulation and an exception of penetration of foreign smells into premises was used.

The scalable communication systems, the computer network and telephony differing in high fault tolerance are developed in buildings of an object. The structured cabling system is expected 5000 ports. The LAN of hotel integrates the IP equipment of all low-current systems and is a unified environment for all services of hotel and apartments. It is the most large-scale information system of hotel providing transfer and data exchange both in information perimeter and beyond its limits. The LAN provides to 100% a covering with a radio communication of Wi-fi of the latest standard 802.11 the expert. A total quantity of access points of Wi-fi — 496.

The end-to-end system of the IP telephony supports all pool of services of automation of hotel business of PMS (property management system), beginning from registration and finishing with departure of the guest from hotel. It is also integrated with the systems of billing of telephone conversations, the SMS and telephone notification for informing responsible hotel staff on emergencies. Messages about emergency form automatically on the basis of signals of fire protection systems and also on a call by number for extraordinary communication. The general capacity of a system of telephone communication — 712 subscribers.

Multimedia system

The Hyatt hotel in the Petrovsky park received the multimedia infrastructure "penetrating" both the number of rooms, and premises intended for business meetings and festive events.

So, the systems of multimedia cover 298 hotel rooms, all public zones of presence of guests (corridors, elevators, the foyer), restaurant, the fitness center, the hall of celebrations Regency Ballroom with a possibility of transformation on three separate halls, 14 multifunction meeting rooms and also an educational class. All equipment is implemented according to requirements of Hyatt to hotels of the network around the world — Engineering Recommendations and Minimum Standards (ER&MS).

From the architectural point of view distinctive feature of all negotiation Hyatt is the big height of ceilings that imposed special requirements to the multimedia equipment. In negotiation premises and the transforming hall the professional projectors set on the motorized ceiling elevators are used here the ceiling cut-in motorized screens are installed. In the system of scoring of premises ceiling acoustics, case wall acoustics and linear arrays is applied. The control of the multimedia equipment and engineering systems is provided using wireless touchpads.

The system of background musical scoring is unrolled for a lobby, lift halls and cabins, SPA and the swimming pool, a bath and sauna. In the pool, in addition to ceiling loudspeakers, underwater are used. Management of playlists and volume level is performed individually in each zone of scoring by means of the wall touchpad of management. The connectivity of personal media carriers of guests is provided in some zones.

On an object the Digital Signage system based on displays with diagonals 10 both 32 inches and a management system and distributions of content integrated with own Hyatt platform is unrolled.

Security

In the hotel and residential Hyatt complexes alarm systems, notifications, fire protection, management of evacuation and also the customs equipment of counteraction to acts of terrorism, including X-ray television installation, metaldetectors, devices of detection of explosive, narcotic, toxic and other chemicals are installed. In corridor spaces and in the adjacent territory video surveillance is conducted — all 498 video cameras in technical and guest zones are installed, protection of entrances and access to all premises is provided.

Completely automated parking system works at an object. Also here the address fire alarm system allowing to obtain quickly information on the place/premises where there was an ignition and also about the level of smoke and critical temperature increase is applied.

Project Results

According to the results of the project specialists of Asteros designed and unrolled more than 35 engineering and IT systems in the body and underground floors of a complex. Hyatt became the largest hotel object in a portfolio of integrator: contract amount was over 5 billion rubles, more than 1000 people were involved in the works implemented under control of Asteros.
