2019: Announcement

October 15, 2019 it became known about the launch by the PIK group of a service for the urgent purchase of apartments in the secondary market. The new product of the largest housing developer in Russia was called PIK-Broker.

According to the information published on the service website, the company conducts an assessment and legal audit of apartments and buys them in 10 days with its own money. Then redecorating is done, and the apartment is for sale.[1]

PIK-Broker acquires, among other things, housing with several owners, housing and communal services debts, mortgage encumbrances, and so on.

By October 15, 2019, the service is operating in the Moscow region. But PIK is already looking for a chief regional development manager who will be engaged in opening offices in other cities.

According to RBC, PIK-Broker LLC, according to the Unified State Register of Legal Entities, was registered in January 2019, until February its founder was Ilya Balandin, director of the PIK venture investment department, and then 99.9% was registered with PIK Innovations LLC. The remaining 0.1% is from the general director of the company, Alexander Yugay.

PIK already has experience in the secondary market - the developer offers a trade-in service when a new apartment is bought with the introduction of existing real estate. Netting is used, according to the Metrium real estate company, in about 5-7% of transactions.

PIK-Broker works according to another scheme: the seller of the apartment is not obliged to buy housing from PIK in a new building, but with such a transaction he can count on a 1% discount on the apartment from PIK in Moscow and the Moscow Region.

According to the director of the brokerage department of the Miel real estate office network, Alexander Moskatov, most often small agencies are engaged in urgent redemption, but they often use not their own funds, but attracted investors.[2]
