On September 25, 2020 it became known of the largest transaction in the Russian market of a co-working. Sberbank rented for three years office spaces of 4700 sq.m (789 jobs) in business center Poklonka Place on Poklonnaya Gora in Moscow.

The Russian bank concluded the bargain with Manufaqtury company (specializes in creation of co-workings for large corporations), her managing partner Andrey Kulagin told Vedomosti. Though he did not tell client name, several sources of the edition reported that it is about Sberbank.

As noted in publications, flexible office in Poklonka Place — still only known Manufaqtury project. In August, 2020 the company announced that investments into it will make 285 million rubles from which 180 million rubles will be provided by owners of Poklonka Place.

On what conditions Sberbank and Manufaqtury signed the lease agreement, is not reported. Vedomosti writes that the total costs of bank on lease of flexible office can make 937-994 million rubles. Market participants call the transaction of the largest in Russia.

The expert of the real estate market notes that the required rate of lease at the company was 41-42.75 thousand rubles for a workplace in a month. But, considering the transaction size, Sberbank could receive discount and remove these areas for 33–35 thousand rubles for a workplace in a month.

It is known that "subsidiaries" of Sberbank already rent the areas in business center on Poklonnaya Gora. In total they occupy over 40 thousand square meters there.

Business quarter of Poklonka Place are five raznoetazhny buildings in which offices with open space designs are provided. In business center it is possible to rent both separate blocks, and the whole building. Manufaqtury was created by the being managing director of network of co-workings Deworkacy Andrey Kulagin.[1]
