2021: Digital Twin Development

The developer Asterus and the project company Genpro on September 17, 2021 spoke about the project for the development of a digital double, which is being carried out for the Rostec City business park.

Rostec City is a large class A business park built in the Pokrovskoye-Streshnevo area in Moscow. The complex includes 13 buildings, the total area of the plot is 9.74 hectares, and the total area of development is 263,200 m2.

Genpro specialists are developing an executive model for Digital Twin. A digital double is a virtual copy of an object or system that reflects its current state in real time. It allows you to describe and consider the changing processes of the system and their interaction. For example, the interaction of people with space. The double collects and combines certain data and checks it to make sure that the systems work together. The digital double can also predict and predict future scenarios of states and positions of an object, considering the questions of "what if." This greatly facilitates the management and operation of the building.

"The challenge was not just to build an office for an innovative company, but to create a healthy and productive environment. We searched and trained personnel, increased internal competencies, selected the best partners. As a result, we created a digital model of high detail of the Class A business park. Checking everything at the level of the virtual model, we avoided the mass of errors and costs, and were able to build a complex complex in just 2.5 years. In fact, we offer the market a fundamental new product - a building with a digital double, with which the management company can successfully work. A high-quality model adds at least 5% of the value to the development facility and allows you to reduce operating costs by 20%, "said Konstantin Kovalev, deputy general director of Asterus.

He also noted that for the appearance of a digital double, the original model must go through several stages. During the design phase, the basic BIM model of the project is generated. It reflects geometrical parameters and information of design documentation. In the next step, the model is saturated with as-built documentation, which reflects the actual data of the constructed object. And the final stage is the introduction of information for the operation of the object, then the model becomes a full-fledged Digital Twin - a digital double.

"In the market, so far, units of commercial companies are investing in digital doubles at the design stage. Many are limited to a simple BIM model. But those who do this will significantly benefit in the future on the operation of their facilities, "confirmed Danil Katrichenko, director of the Genpro project company. The expert is sure that in the future digital doubles will have all the buildings under construction in the country - in his opinion, "this is the trend of the next decade."

Olesya Dziuba, Head of the Workplace Organization Department of JLL, noted that the introduction of control devices, IoT and sensors allows you to automate various processes in the building - from automatic cleaning to workplace assistance and contactless access control systems. Modern technologies and devices connected to the Internet allow you to monitor air quality, temperature and light level in the building, and more advanced systems can change settings in the office in real time.

"All this, on the one hand, allows you to save on leasing space, and on the other hand, take into account the opinion and take care of the most valuable resource of any company - employees," Olesya is sure.
