2022: Bankruptcy of the Owner of the Gorbushkin Dvor shopping center

In early October 2022, the Arbitration Court Moscow recognized the application Rosselkhozbank for the recognition of the Moscow Television Plant (MTZ) Rubin JSC bankrupt and instructed to introduce a monitoring procedure for this company. This was noticed by "."Sheets

The newspaper, citing data from the SPARK-Interfax system, MTZ Rubin owns the Gorbushkin Dvor complex (60,000 square meters) in Bagrationovsky proezd. This is one of the most famous specialized shopping centers in Moscow.

According to experts cited by the newspaper, the introduction of the surveillance procedure actually means the first stage of bankruptcy. If, following the results of this procedure, it turns out that the restoration of the debtor's solvency is impossible, then full bankruptcy will begin - with the liquidation of the company and the sale of property.

If Gorbushkin Dvor is still put up for auction, then this asset may be of interest mainly to housing developers, according to consultants interviewed by the publication. They remind that in 2017 the Moscow government allowed the use of the territory of this complex, as well as the neighboring Moscow pipe plant Filit, for housing. There it was possible to build a total of 383,000 square meters. m of real estate, of which 203,830 square meters. m - on the site of the "Humpback Yard." They estimate investments in such a project at 25-30 billion rubles, and the proceeds from the sale of apartments at 50-55 billion rubles.

The publication explained that by October 2022, the amount of Rosselkhozbank's requirements for MTZ Rubin is 13.5 billion rubles. Consultants interviewed by Vedomosti believe that the sale of the shopping complex will not cover this debt. According to them, the market value of Gorbushky Dvor may amount to 9-11 billion rubles.[1]
