2024: Sales growth 1.7 times to ₽32 billion

The construction company Legenda at the end of January 2025 announced a 1.7-fold increase in sales to ₽32 billion at the end of 2024. This became possible thanks to the launch of a new project in Moscow and the successful implementation of the complex in St. Petersburg.

The company brought to the capital market the residential complex "Northern Port," which entered the twenty leaders in terms of revenue with a share of 0.9%. In St. Petersburg, sales reached ₽19 billion, which provided the developer with seventh place in the ranking with a market share of 3.8%.

Legenda construction group increases annual sales by 1.7 times to ₽32 billion

The LEGENDA Vasilyevsky project became the most popular in St. Petersburg and the Leningrad Region from June to August 2024. In the segment of high-budget transactions worth more than ₽20 million, the company took third place with a market share of more than 10%.

The average cost per square meter of housing in the company's projects increased by 18% and amounted to ₽375 thousand. The average transaction check reached ₽22 million, while 59% of contracts were concluded using mortgage loans.

More than half of mortgage transactions (60%) are family mortgages with an average check of ₽12 million. The company, founded in 2010 in St. Petersburg, is showing steady growth in the real estate market.

By the end of 2024, Legend LLC is 99% owned by Legend Capital LLC, and 1% by Formula LLC, which is also part of Legend Capital. The main owners of the company are Vasily Selivanov with a share of 67.5%, Alexey Klyuev - 27.5% and Alexey Lukyanov - 5%.

The company is actively developing its presence in the residential real estate market, expanding the geography of projects and increasing the volume of construction both in St. Petersburg and in Moscow.

The developer's portfolio includes projects of various price segments, which allows you to meet the demand of different categories of buyers and maintain high sales rates.[1]

2023: Revenue growth doubled to RUB 15.1 billion

The Legenda Intelligent Development construction group in 2023 raised 15.1 billion rubles, which is twice as much as revenue a year ago. The net profit of the holding increased even more - four times - and reached 0.8 billion rubles. Such data in accordance with international financial reporting standards were released in April 2024.

According to Interfax, citing the developer's press service, the company's EBITDA at the end of 2023 amounted to 4.25 billion rubles, which is 82% more than a year ago, the EBITDA margin remained at 28%. The group's operating profit in 2023 reached 4.041 billion rubles (an increase of 90% compared to 2022), gross profit - 6.323 billion rubles (an increase of 68%).

Legenda Intelligent Development in 2023 raised 15.1 billion rubles

Legenda's net debt as of December 31, 2023 reached 6.32 billion rubles, rising 23% due to the growth of corporate debt.

Legenda entered the top ten developers in terms of revenue from the sale of housing in St. Petersburg with a share of 3.2% at the end of 2023 against 0.9% a year earlier. The group's share in the segment of expensive housing (from 20 million rubles) remained at the level of 14%.

The volume of funds accumulated on escrow accounts by the end of 2023 reached 31 billion rubles, which is 2.3 times higher than in 2022. The average price of housing throughout the portfolio in 2023 remained at the level of the previous year and amounted to 319 thousand rubles per square meter. The average price of commercial real estate in projects increased by 21%, 333 thousand rubles per square meter.

Legenda also said that in 2023 the share of mortgage transactions for the purchase of housing increased to 85% (+ 8 percentage points by 2022).

By the end of 2023, the developer's targeted program amounted to more than 1 million sq.m. in construction and design. The total area of ​ ​ social facilities under construction increased 1.25 times year-on-year and amounted to 40 thousand square meters. m.[2]
