2024: Arsenal bought the Rostral Columns business center for hundreds of millions of rubles

Arsenal Group acquired the Rostral Columns business center in Birzhev Lane in St. Petersburg. This became known in August 2024. The area of ​ ​ the object is 1.8 thousand square meters. m, its estimated cost is in the range of ₽400 -450 million.

According to Kommersant, earlier the business center belonged to Etalon Group of Companies, which built a residential complex of the same name in the same area. As of August 2024, the building houses the office of the Arsenal construction group itself.

According to Viktor Zaglumin, partner of Bright Rich|CORFAC International, the business center is located in a high-quality and attractive location, which makes it valuable for long-term investments. Development expert Andrei Veresov notes that large developers often prefer to place their offices in their own facilities rather than rent space. This allows them to better control the process of real estate exploitation and diversify their asset portfolio.

According to the Наш.Дом.РФ system, Group Arsenal has 80.6 thousand square meters. m of housing. The company operates in the market of St. Petersburg and the Leningrad Region, and also owns the Emerald real estate agency, which sells objects in Dubai. The owner of the developer is Arseniy Laptev.

According to experts, in the first half of 2024, about 40% of transactions in the office market were concluded with end users, and not with investors. Buyers who purchase real estate for their own needs are ready to pay 20-30% higher than the market value, since the location and quality of the object are more important for them, and not the payback period.

Large developers often have their own offices in their own premises, explains Andrei Veresov, an expert in the field of development. As an example, he names companies such as Setl Group, Rosstroyinvest, Aquilon and CDS. According to him, finding suitable areas for rent in prestigious locations can be difficult. Often offices are included in the complex development of the territory, he adds.[1]
