2025: Asset Management bought Danilovskaya Manufactory in Moscow for 12.3 billion rubles
In December 2025, it became known about the sale of the Danilovskaya Manufactory business quarter in Moscow. The only bidder at the auction was Asset Management JSC, which acquires the lot at a price of 12.3 billion rubles.
According to Vedomosti, the seller is KR Plus, jointly controlled by Sberbank PJSC and the founder of the Azimut Hotels hotel chain Alexander Klyachin. It follows from the trading minutes that the auction for the sale of 100% shares in Yug Development LLC (the owner of the complex), at which only one application was submitted, was declared invalid. This gave the right to the parties to conclude a sale and purchase agreement. According to Vedomosti, the starting value of the lot was 17.1 billion rubles, but the auction rules allowed to reduce the price to the minimum level, which was offered by the buyer.
The Danilovskaya Manufactory business district is located on the Warsaw highway. The object originally belonged to the development company KR Properties, which was part of the structures of businessman Alexander Klyachin. Real estate market experts in an interview with Vedomosti noted that the deal is taking place at an attractive price for the investor.
The general director of the buying company, Asset Management JSC, is businessman Kirill Demchenko. He also heads the Capital Perform investment company. Previously, a significant share in Capital Perform belonged to businesswoman Ksenia Shoigu.
According to Mondiara, KR Plus requires funds to reduce the volume of loans to Sberbank. According to consultants interacting with the organization, the Danilovskaya Manufactory business quarter is among the assets with the highest debt burden in its portfolio.[1]
