2025: MR Group bought Mirland in Moscow

In December 2025, the development company MR Group bought the Mirland business center, located on 2nd Khutorskaya Street in Moscow, near the Dmitrovskaya metro station and Savelovsky railway station.

According to the Telegram channel "Stroyki - and the point," the owner of the object was the company "Novastar," affiliated with MR Group. She acquired Hydromashservice, which owns this business center. The seller was SBK Progress LLC, associated with Sberbank Capital LLC. Dmitry Shelkovsky, head of land assets and development at IBC Real Estate, estimates the market value of the site itself at 6 billion rubles.

According to Vedomosti, since 2021 Sberbank has attempted to sell this asset. At the beginning of 2025, negotiations were held on the purchase of the site between Sberbank and the developer Coldy, but no agreement was reached.

The Mirland Business Center was built in 2009 by Israeli developer Mirland Development Corporation, but subsequently came under the bank's control. The complex with a total area of ​ ​ 69 thousand square meters. m is classified as class B + office real estate. The deal includes not only buildings, but also a land plot of more than 5.6 hectares.

Coldy is likely to try to negotiate with the city authorities on the inclusion of the site under the Mirland Plaza business center in the Integrated Territory Development Program (KRT), two consultants who worked with the developer told the publication. This, according to them, will allow the company to build up sections of the nearby industrial zone.

Experts interviewed by RIA Real Estate believe that a large multifunctional residential complex will be built on the site of outdated office buildings. The size of the site allows you to build up to 320 thousand square meters. m of new real estate. The total investment in new construction, according to expert estimates, may amount to 50-60 billion rubles.[1]
