BREEAM Ecological categories of buildings

Ecological certification of buildings on the international standards — BREEAM or LEED — for residential objects of a premium class practically does not attract additional expenses and it can do practically to all builders working in this segment, the associate director by efficiency and information modeling of department of project implementation "City-XXI a century" Irina Drozdova considers. BREEAM or LEED only confirms premiality of objects — technical "stuffing" of such housing and so should correspond to world ecostandards, the expert considers.

According to Drozdova, expenses on certification added at most 0.1% to cost value of the project of construction of apartments of Hill8 which the developer certified on BREEAM. Much bigger efforts are required by the organization of the process. According to the expert, the developer who decided on this procedure, at least, will need additional human resources.

"These should be engaged — there has to be a group of people who supervise this project. Their participation in working meetings on blueprint stage is especially important" — Drozdova explains.

At the same time, ecocertification gives the chance to the developer to implement such objects at more interesting price. Earlier specialists "A century" counted City-XXI that the added value of ecohousing for the buyer is from 3% to 7%, but allows to save on further operation of buildings on average up to 25% a year.

Determination of the importance of ecological sections of BREEAM for Russia is, in fact, base of all subsequent estimates of buildings. In other words, the category value is higher, the more points can be earned from it during ecoaudit. Adaptation of requirements of BREEAM to the Russian construction rules and regulations is conducted based on MGSU. Following the results the Russian version of the standard is going to start in 2017.

In September, 2017 the next stage of adaptation of the British standard of BREEAM for Russia was completed — weighting coefficients are determined by ecological categories for our country[1]. In particular, for non-residential buildings (with complete finishing) the greatest value from nine categories the indicator received "energy efficiency" — 20%. Almost as much — 19% — "health and wellbeing" is given to an indicator. It is remarkable that for apartment houses (with complete finishing what suppose to lease houses within the program of renovation) importance of these two categories are interchanged the position. To "Health and wellbeing" in residential high-rise buildings 21.49%, and "energy efficiency" — 19.97% "are awarded". Importance for the Russian non-residential buildings and residential high-rise buildings the indicator "materials" — 13% and 12.5% respectively is recognized the third in degree. Further coefficients are distributed in the following order: "management" — 11% for non-residential and 10.57% for residential high-rise buildings, "environmental pollution" — 10% and 8.87%, "land use and ecology" — 8% and 7.69%, "water" — 7% and 6.73%, "transport" — 6% and 6.41%, "waste" — 6% and 5.77%.

It should be noted that the Russian coefficients were very close to the international scale of the importance of ecological sections of BREEAM. For example, in the international scale 20%, non-residential — 19% are allocated for "energy efficiency" in residential high-rise buildings (with complete finishing); to "management" — 12% both in those, and in other premises. Significantly more importance in the Russian option is given to an indicator "health and wellbeing" — in the international scale the value of this section is only 15% for residential multi-storey and 14% for non-residential buildings. Slightly less importance in the Russian conditions is given to "land use and ecology" — in the international scale to an indicator is determined by 10% for non-residential and residential buildings; and also to "transport" — on 8%.
