As the study showed, on average, applications for iOS turned out to be more functional than for Android. This manifests itself both in average ratings for this parameter and in specific examples: for example, the Locals application for iOS has a larger number of search filters (the ability to live with children and animals, a balcony, the presence of household appliances, etc.), allows you to sort ads and create your own. At the same time, applications for iOS are expected to be more secure than applications for Android. It's all about the closeness of Apple's operating system, which makes it less vulnerable to hacker attacks and hacking than the open Android OS, Roskachestvo explained.

At the same time, applications for Android, unlike iOS applications, are generally more adapted for people with disabilities.

Functionality

This area of ​ ​ research included evaluating search filters, sorting ads, the informativeness of housing cards, the ability to save search results and interact with them, and additional functions offered by developers. Also, as part of the functionality study, the capabilities of applications were tested when used without authorization and free use, the presence of a widget and support for screen orientations were determined. Mobile iOS applications, among other things, evaluated support for services and platform extensions.

The best ratings in terms of functionality were awarded to the applications Cian.ru, МЛСН.ру and Move.ru for Android and Cian.ru, МЛСН.ру and Yandex.Real Estate for iOS. The smallest functionality is provided by Locals - Rent without Commission for Android and Everyhouse: Search for Real Estate for iOS.

As for filters, almost all applications offered a basic set - at price, location, area, number of rooms, etc. The highest points for this criterion were awarded to the Cian.ru application (for iOS and Android), among other filters there are for repair, the presence of collateral and commission, the possibility of living with children and animals, etc. Interestingly, only the HomeApp application (for iOS and Android) has a filter "whether the apartment was rented out earlier."

Geography

Separately, experts estimated how many advertisements for renting and buying a home they offer in different cities of Russia. The largest database of ads is expected to have aggregator applications that collect offers from a large number of popular real estate sites: for example, the leaders were Mitula Real Estate and Trovit Real Estate Sale and Rental.

As it turned out, only half of the applications are able to issue the desired ads to the user in a given order.

Usability

Experts rated each application on ease of use, quality of navigation, design, advertising materials, quality of Russification, adaptation for people with disabilities and other indicators.

The simplest applications were "Rental apartments without intermediaries," Abribook, Move.ru, N1.RU (Android) and Locals (iOS).

As for advertising materials, they interfere with the work in the applications "Real Estate on the AntiAgent.ru" and "Avito Ads."

Adaptation for people with disabilities was evaluated by the presence of voice input and the application's support for dynamic font. Applications for iOS were not adapted for use by people with disabilities. Only the app "Selling and renting real estate - Trovit" has support for dynamic font. Applications for Android, on the contrary, in the general mass have full support for dynamic font, but the completeness of functionality (both dynamic font and voice input) is implemented only in one program - "FarPost Announcements."

Safety

Using specialized software, applications were checked for vulnerabilities, the redundancy of the requested permissions, storage of personal data, the presence and content of a privacy policy and the possibility of deleting personal data were assessed.

The best results were shown by the applications "Real Estate of Yekaterinburg," "Real Estate of Chelyabinsk 74.ru" and Everyhouse for Android and "Ads Avito," Domofond.ru and "Mitula Real Estate" for iOS. No unsafe apps have been identified for both iOS and Android.

2025: Accounts in services for the sale and rental of housing began to be stolen from Russians

In early November 2025, it became known that attackers are actively stealing access to users' personal accounts through housing search services. Fraudsters operate under the guise of potential tenants or buyers of real estate.

The deception scheme is as follows: criminals contact apartment owners and send them phishing links to fake pages that look like real ads for rent or sale. After the owner of the apartment follows such a link and enters the credentials, the attackers gain access to his personal account, where they post fraudulent bait ads.

Since the beginning of September 2025, F6 specialists have already blocked eight domains registered in the zones.ru,.com,.icu and.digital. In the names of these domains, the words rent and flat were often found along with branded names.

Scammers use two main ways to spread phishing links:

1. Through Telegram channels from fake accounts, messages are published about the delivery of housing with the attachment of a false link.
2. Property owners who have placed advertisements for the sale or rental of housing are sent a message about a "similar offer found" with a malicious link.

RBC notes that earlier telephone scammers began to use information about the real estate of citizens from Rosreestr. Having received data on property objects, they call potential victims (for example, under the pretext of urgent verification of meters) and lure out confirmation codes from messages from various services - marketplace, car sharing, supermarket.^[1]
