2025: The owner of the Apollax Group investment company Pyotr Sedunov bought the Avion business center
The owner of the investment company Apollax Group, Pyotr Sedunov, together with partners, acquired the Avion business center with an area of 20 thousand square meters on Leningradsky Prospekt in Moscow. The office building is capable of generating up to ₽400 million annual rental income and is located in one of the key business clusters of the capital - the Leningrad business corridor. The completion of the transaction became known on August 26, 2025.
According to Kommersant, the change of ownership occurred through the transfer of control over Dakada Rent LLC, which leases a land plot under the building. The structure came under the management of Growing Investments JSC, whose CEO is Peter Sedunov.
The entrepreneur confirmed the fact of the transaction, specifying the acquisition of a business center for the development of his own portfolio together with partners whose names he did not disclose. Before the change of ownership, shares in Dakada Rent were owned by Alexey Bobrenev with 34%, Evgeny Bobrenev with 33% and Alexander Leizerovich with 33%.
Bright Rich partner|CORFAC International Sigush Baboyan estimated Avion's value at ₽2,7 -2.9 billion. IBC Real Estate Capital Markets Director Nikolai Goryunov determined the price of the facility at ₽3 billion, which corresponds to the upper bar of market estimates.
The Avion business center is located near the Airport metro station and was built in 2005. The original developer was Sergey Gordeev's Hours Capital, then the asset was controlled by Boris Mints' Otkritie FC structure on the basis of O1 Properties created.
As part of the restructuring of O1 Properties debt in 2018, Avion came under the control of Alfa Bank. The financial institution subsequently sold the asset to private investors, which completed the chain of change of ownership of the office complex.[1]
