2025: Hotel Opening

Petersburg development company Tibrgroup opened the Alba del Mare apart-hotel worth ₽5,6 billion in Evpatoria. The complex began operation in June 2025, at the height of the tourist season, and is located in the village of Zaozernoye on the Black Sea coast.

According to RBC, the object is a complex of service apartments for 381 rooms with terraces. The hotel is located 385 meters from the Black Sea coast and is the first stage of a large-scale project of a developer from St. Petersburg.

Alba del Mare hotel opened in Evpatoria for ₽5,6 billion

Construction of the second phase of Alba del Mare is ongoing and is scheduled for completion in 2027. The total investment in the project is ₽5,6 billion. The complex is managed by a professional hotel operator from St. Petersburg - Upro Group.

The portfolio of Upro Group contains 11 hospitality facilities in the Stavropol Territory, Crimea, Dagestan and Krasnodar Territory. The total number of rooms is more than 1,500 rooms, as well as more than 20 development projects across the country.

Elena Solovyova, Sales Director of Tibrgroup, noted that the company entered the Crimean resort real estate market in early 2022. The construction of the flagship facility was carried out ahead of schedule, and in March 2025 the transfer of keys began. For two years, the capitalization of real estate in the project exceeded 50%.

Ekaterina Milchinskaya, head of hotel projects with multiple owners of Upro Group, stressed that Alba del Mare is forming a modern recreation format on the west coast of Crimea. The object is focused on a high level of service and flexibility for owners and guests.

According to the ДОМ.РФ portal, Crimea for the first time surpassed St. Petersburg in terms of the average cost per square meter in new buildings. In May 2025, the average price in the region reached ₽287 thousand per square meter, while in St. Petersburg it amounted to ₽281 thousand.[1]
