2022: Sale of the sanatorium for 225 million rubles
As it became known at the end of August 2022, Dmitry Fedorov, a former member of the board of directors of PJSC Rosseti Lenenergo and IDGC of the Urals, decided to develop domestic tourism. To do this, he bought the property of the Nezabudka sanatorium and 8 hectares of land on which the institution is located.
Sanatorium "Forget-me-not" is located in the village of Trusovo, near Solnechnogorsk Moscow region (). The Flora Park country club operates on the territory of the facility: it consists of cottages, guest houses and a mini-hotel for 115 people. The object was sold for 225 million, rubles reports. Managing partner of Cronwell Hospitality Group Alexei Musakin says that the former sanatorium is in a convenient location, and such objects are still in demand among vacationers.
Marina Smirnova, head of the Commonwealth Partnership's Hotel Business and Tourism department, suggested in a conversation with the newspaper that Flora Park's business is unlikely to be successful, as the asset is outdated and needs to be seriously updated, including improving sales techniques and reducing operating costs.
Partner of Ivashkevich Hospitality Stanislav Ivashkevich agrees that the Flora Park number fund needs partial reconstruction, but it is optimal to demolish the facility and build a new one. In fact, the investor paid for land and communications, the expert said. According to him, by the end of August 2022, the occupancy of hotels near Moscow is 60-90%.
The property through Mytishchi Plastic LLC belonged to Mosstroyplastmass PJSC (MSPM), which was part of the group of Mikhail Gutseriev's Russian Soda Company. MSPM was previously declared bankrupt at the request of Trust Bank. The size of the Trust's claims is more than 5.1 billion rubles.
In addition to the facility in the Moscow region, MSPM also had other hotel assets: in particular, the Briz sanatorium in Crimea, which was bought by the structures of the Zolotaya Balka agricultural holding in early 2022. [1]
