2025: Warehouse Property Sale

In April 2025, the investment company Central Properties buys a warehouse complex in Dmitrov near Moscow with an area of ​ ​ 243,000 square meters. m. This is the only asset of the Belgian developer Ghelamco in Russia, whose departure from the Russian market was the result of the deal.

According to Vedomosti, all binding documents between the parties have already been signed, and the deal received the necessary permits from the government commission. Information about the acquisition was confirmed by a source close to Ghelamco, as well as two consultants who worked with this facility. At the same time, official comments from Central Properties and Ghelamco have not yet been received.

Central Properties buys warehouse property from Belgian Ghelamco

The Belgian company Ghelamco, founded in 1985 by businessman Paul Geissen, began looking for a buyer for its Russian asset back in February 2022. During this time, among the potential acquirers were the investment holding Kama Capital, Alfa Capital Management Company, Vesper, Professional Logistics Technologies, the owner of the Yuzhnye Vorota speech laboratory Instone Development, as well as NTK of the former top manager of Lukoil Valery Subbotin.

Olga Shlychkova, Senior Director of the Investment and Capital Markets Department of the Commonwealth Partnership, estimated the market value of the Dmitry speech laboratory in the range of ₽17,5 -18.5 billion. However, taking into account the mandatory 60% discount provided for the sale of assets of foreign companies, the total amount of the transaction could be about ₽8,7 -9.2 billion.

The head of the department for work with warehouses and production premises of IBC Real Estate, Yevgeny Papagin, gives a more conservative estimate of the cost of the facility - about ₽15 billion. He also notes that a land plot of 65 hectares could enter the perimeter of the transaction, the cost of which can reach ₽2 billion.[1]
