2024: Change of ownership: GE Gas Engineering bought out the business center
In September 2024, it became known that a large engineering company acquired a 7-story Green Lines business center in St. Petersburg, located in the Moscow region at ul. Kubinskaya, 82/2. The sale of the property was closed by IPG.Estate, a consulting company that continues to act as an exclusive consultant for leasing office space. The business center with a total area of 6,926 sq. m was commissioned in 2023 and belongs to class B +.
According to IPG.Estate, the company intends to use part of the building to accommodate its structures, and lease the remaining space. The new owner also retained the previously concluded agreement with IPG.Estate on further cooperation in the rental of office premises. The underground parking of the business center is designed for 23 seats, and the ground parking is designed for 20 seats, which makes the facility convenient for residents and their customers.
The representative of IPG.Estate, partner and director of the office group Veronika Chakanova, noted that the deal demonstrates the growing demand for the purchase of office space by end users in St. Petersburg. She stressed that the office real estate market in the city is gradually adopting the practices of Moscow, where the offer to sell offices is growing from year to year. Many buyers see such properties as investment assets with the ability to lease surplus space, she said.
The Green Lines Business Centre already offers office space for rent with a ready-made standard finish. In the future, the owner plans to carry out additional work to improve the infrastructure of the building, which should increase the attractiveness of the object in the office real estate market. It is expected that in the coming years the demand for renting premises in this complex will grow steadily due to its successful location and high level of comfort.[1]
According to Kommersant, the acquirer of the business center was GE Gas Engineering, formed on the basis of the Russian division of the German TGE Gas Engineering. The company with an annual revenue of ₽1,2 billion specializes in the creation of industrial gas storage systems.
The head of the buying company Dmitry Shafeev revealed plans to use the acquired asset: his own divisions will occupy 763 square meters. m, the remaining areas will be offered to tenants. The decision to acquire the building stems from quadruple state expansion over the past two years.
According to IBC Real Estate experts, most office real estate transactions in 2024 are made by end users - their share reached 70% of the total number of acquisitions. Andrey Amosov, Director of CMWP in St. Petersburg, confirms the market nature of the transaction value.

The former owner of the facility, the Aquilon group of companies, completed the construction of the complex in 2023, implementing it as part of a strategy of focusing on the main area of activity - housing construction.
