2024: Gazprom bought a luxury hotel in the center of St. Petersburg, which is being built by Lotus Hotels
On February 21, 2024, it became known that Gazprom's structure had acquired a luxury hotel under construction on the Field of Mars in the center of St. Petersburg. Investments in the project, which is being implemented by the developer LLC Lotus Hotels, are estimated at billions of rubles.
According to the Kommersant newspaper, Alexander Kulikov, a former top manager of RAP Holding, which is part of Gazprom Energoholding, became the general director of Lotus Hotels LLC. In a building with an area of 24.7 thousand square meters, it is planned to open a five-star hotel with 117 rooms and 52 apartments. The head of projects of the investment department of NF Group in St. Petersburg, Sergei Duvanov, estimates the amount of the transaction at 5 billion rubles. At the same time, another 6-7 billion rubles may be required to complete all work and put the hotel into operation.
It is noted that the object is located in a tourist location with attractive species characteristics. Taking into account the location, the new hotel will become one of the most premium hotels in St. Petersburg. However, emphasizes the managing partner of Rusland SP Ilya Shuravin, the project will have a long payback period - 18-20 years, even with an average room price of 50 thousand rubles per day. In the case of the sale of the number of rooms, the cost of 1 square meter can vary from 1 to 2 million rubles. But even in this case, as Shuravin notes, the total revenue will not exceed 12 billion rubles.
Thus, development expert Andrei Veresov believes that due to the long period of return on investment, the building is of interest "only as a trophy object." In particular, Gazprom can create a premium corporate hotel for its top managers on the basis of the project. The hotel can be opened in partnership with an unnamed Middle Eastern operator.[1]
