2025: Investment company "Kama Capital" bought from the Americans "Outlet Village White Cottage "
On April 17, 2025, the Kama Capital investment company closed the deal to acquire the Outlet Village Belaya Dacha shopping complex with an area of 37,200 square meters, located in Kotelniki near Moscow, from the American company Hines. This information is confirmed by records in the SPARK-Interfax system and an official statement by a representative of the investment company.
According to Vedomosti, in addition to Outlet Village Belaya Dacha, the deal also included the purchase of the Outlet Village Pulkovo complex in St. Petersburg. According to Andrei Amosov, head of the Commonwealth Partnership office in St. Petersburg, the market value of both outlets is approximately ₽22 billion. However, the expert clarified that, taking into account the mandatory discount when selling Russian assets by foreign companies, the total amount of the transaction could be ₽9 -10 billion.
The actual amount received by the American side was probably even less due to the high debt burden of both trading complexes. A source close to one of the parties to the transaction confirmed that the new owner will have to refinance loans issued for the construction of these facilities.
Hines began searching for buyers at Outlet Village Belaya Dacha and Outlet Village Pulkovo back in 2023. Earlier, it was Kama Capital that became the main contender for these assets, RBC reported in 2024. A Kama Capital spokesman confirmed that the deal was approved by a government commission, but did not disclose other details.
Real estate market experts characterize the acquired objects as high-quality assets. Partner of NF Group Stanislav Bibik noted the high patency and relevance of the concept of outlets in demand among both tenants and buyers. Mikael Ghazaryan, Head of the Capital Markets and Investment Department of IBC Real Estate, emphasized the successful location of both complexes - on large city highways and near residential buildings.[1]
