2025: FGC acquired the Pervomaisky shopping center

The FGC group of companies acquired the Pervomaisky shopping center, located in the east of Moscow. According to the SPARK system, on February 5, 2025, the developer's structure - FSK Development LLC - received 100% in Pervomaisky Shopping Center LLC. On the balance sheet of the company is a building with an area of ​ ​ 39 thousand square meters. m and a land plot under it with an area of ​ ​ 4.1 hectares. The total area of ​ ​ the object, according to Rosreestr, is 42 thousand square meters. m. The amount of the transaction could be about ₽7 billion.

According to Kommersant, the object was previously owned by Lukas LLC, which was controlled by Pervomaisky shopping center LLC. Among the founders of Lucas were Elena Vartevanyan (83.3%) and Sergey Lavrenko (16.7%). Until 2023, Vartevanyan's share belonged to businessman Pavel Shabalov, who in 2021 received an asset from the founder of the Northern European Pipe Project (SETP) Ivan Shabalov. The source of the publication in the field of real estate said that until recently, Ivan Shabalov himself remained the ultimate beneficiary of the object.

FGC is considering the possibility of demolishing the shopping center and building a residential complex in its place. Experts estimate the potential volume of the new project at 120-150 thousand square meters. m. According to the calculations of Ricci|M&A partner Pyotr Vinogradov, investments in the project may amount to ₽10 -11 billion, and revenue from housing sales - ₽28 -30 billion.

The FGC group of companies specializes in residential development and implements projects in Moscow, St. Petersburg, Moscow region, Kaluga and Vladivostok. According to the Наш.Дом.РФ platform, the current construction volume of the developer is 1.8 million square meters. m. In 2024, FGC's revenue increased by 20% and reached ₽292,8 billion.

Real estate market experts believe that FGC can temporarily keep the shopping center in management. Managing Director of Metrium Ruslan Syrtsov noted that the developer already owned commercial real estate: in 2021, the company acquired the Viva! Shopping center in North Butovo for ₽917 million and sold it in 2023. The FGC portfolio also includes the Mari shopping center with an area of ​ ​ 135 thousand square meters. m.[1]
