2023: Agrant Group Owner's Company Buys Radisson Resort - Zavidovo

The company "Zavidovo Development," which is controlled by the structures of the founder of the Agrant group Sergei Bachin, filed a petition with the Federal Antimonopoly Service to acquire 40% of Zavidovo Plaza LLC (manages the Radisson Resort - Zavidovo hotel complex at the resort of the same name on the border of the Moscow and Tver regions). This became known in early June 2023. This share is on the balance sheet of "ВЭБ.РФ."

As a result of this transaction, the share of Zavidovo Development LLC in Zavidovo Plaza will grow from 60% to 100%. The consolidation of the hotel may become part of a more complex deal concluded on the eve of lending by the state corporation "ВЭБ.РФ" to other projects of the businessman in Sochi and Kamchatka.

Managing partner of Ivashkevich Hospitality Stanislav Ivashkevich, in a conversation with Kommersant, noted that the Radisson Resort - Zavidovo project has a number of design shortcomings, but despite them, the hotel is one of the most popular country hotels in the Moscow region. On the open market, according to the expert, its cost could be calculated based on $250 thousand per room. In this case, the amount of the entire transaction could amount to $109.8 million (8.9 billion rubles). According to Ivashkevich, the demand for the object in the event of a sale would be high.

For the "ВЭБ.РФ" "Zavidovo Plaza" is a non-core asset and it makes no sense to keep it on the balance sheet, says Yuri Fedyukin, managing partner of Enterprise Legal Solutions. The expert suggests that the buyback of 40% of the company was originally planned in the process of concluding a settlement agreement, and the share was a guarantee of fulfillment of obligations.

The interlocutor of the publication on the tourist market admits that the transfer of a share in a hotel in Zavidovo back to Bachin can be carried out by "ВЭБ.РФ" as part of debt restructuring or the desire to improve the investor's financial situation before opening new credit lines.^[1]
