Disclosed the volume of investments in the project "Rays" - 50 billion rubles until 2030
In early December 2024, it became known that the implementation of the project of the resort and hotel cluster "Rays" in Anapa will begin in the near future. The complex of nine hotels will be built on a 32-hectare site with the support of Sberbank project financing, and the total investment by 2030 will amount to ₽50 billion.
According to RBC, the complex will house hotels of categories 4 and 5 stars under the control of international operators Azimut Hotels, Domina Group, Cosmos Hotels and Alan Collection. After the completion of construction, the cluster will be able to receive 16 thousand vacationers at a time, and the annual flow will be 440 thousand guests.
The commercial director of the resort "Rays" Olga Nart predicts an annual increase in the cost of rooms in the cluster by an average of 28%, which will provide investors with an income of ₽2 million per year.
The infrastructure of the complex will include an indoor water park with an area of 30 thousand square meters. m, an artificial reservoir with an embankment with a length of 2.5 km and more than 7 thousand square meters. m SPA-zone with heated pools. On the territory there will be shopping and medical centers, a conference hall with a capacity of more than 1.5 thousand people.
The first phase of the project, which includes the Azimut Park Hotel Premier, Azimut Park Hotel Family and Azimut Park Hotel Active, will be commissioned in 2027. Complete completion is scheduled for 2030.
The agreement on the implementation of the project was signed in St. Petersburg in 2023. Investors are the ADM group of companies together with the Vertical group of companies. The initial cost of the project was estimated at ₽48 billion with an estimate of 6.5 thousand rooms.
The resort complex will also house more than 30 restaurant concepts and a light and music fountain. The project is designed to increase the tourist attractiveness of the region and meet the growing demand for high-quality family holidays on the Black Sea coast.[1]
Start of construction
In Anapa, in the fall of 2024, the construction of the largest resort complex in Russia called "Rays," worth ₽48 billion, started. According to the managing partner of the project Nikolai Katanyan, all the necessary permits for the implementation of the project have been obtained, and work is already underway in the active phase. During the construction, it is planned to complete the project by 2029, which will be a significant stage in the development of the tourist infrastructure of the Black Sea coast.
According to Kommersant, the Luchi resort complex is being built in the area of the village of Dzhemete, 200 meters from the Anapa railway station. The total building area is 32 hectares. The project provides for the construction of a hotel fund for 6.5 thousand rooms, where brands such as Aleean Select, Azimut Park Hotel Anapa, Cosmos and Domina will be represented. Construction is carried out by a consortium of companies "Vertical-Invest" and ADM Group. The project is financed within the framework of project financing of Sberbank of Russia PJSC.
At the first stage of construction, it is planned to invest ₽17 billion. The resort will offer vacationers unique opportunities: the largest indoor water park on the Black Sea coast, its own embankment, bath complex, SPA center, conference room for 1,500 people, retail space, as well as a medical center. A feature of the resort will be a long light and music fountain and more than 30 restaurants of various concepts. To protect the environment, the entry of cars with internal combustion engines will be limited to the territory of "Rays."
According to Nikolai Katanyan, the idea of creating a resort arose in 2016, when analysts noted a significant increase in investment in hotel real estate. The Rays project is aimed at creating a unique resort product with high profitability and fast payback. The developers studied global trends in countries such as Dubai, Egypt and Indonesia, and came to the conclusion that Anapa is one of the most promising locations for the implementation of such projects on the Black Sea coast.[2]
