2021: Sale of two offices in Moscow to create a center for nuclear medicine

A representative of the company itself told Vedomosti about this. A representative of the consulting company JLL, which represents the interests of Optics, confirmed this information to the publication.

We are talking about business centers on Shabolovskaya (2nd Roshchinsky passage, 36,000 square meters. m) and on Leninsky Prospekt (Vavilova St., 11,800 square meters. m), as well as rights to land under them. Their total area is 2.35 ha.

According to the press service of JLL, by the end of February 2021, the vacancy rate in office centers is no more than 5%. Both business centers are provided with all the necessary energy resources with a large capacity reserve, engineering systems, ground guarded parking and proven control technology.

According to the publication, two office centers are estimated at almost 5 billion rubles. The proceeds of the Optics Ministry of Defense are planned to be directed, among other things, to the creation of a center for nuclear medicine in NovDonbass Troitsk.[1]

The company plans to disclose the details of this project later. They only told Vedomosti that the group wants to consolidate and repurpose the old scientific institutes located in Troitsk for these purposes, which were engaged in nuclear research.

Experts interviewed by the newspaper consider 5 billion rubles to be an overestimated estimate of the office buildings sold. So, Colliers managing partner Nikolai Kazansky suggests that the cost of these objects can be from 4 to 4.8 billion rubles. And Igor Pushchyon, director of the CBRE capital and investment markets department, even seems to be high. In his opinion, the offices of the Optics Defense Ministry are "mentally and physically outdated."
