2025: LSR bought Sestroretsky Resort for ₽1 billion and will invest ₽13 billion

The group's investments LSR in the Sestroretsky Resort reconstruction project will amount to about ₽13 billion, of which ₽1 billion is directed to the acquisition of the facility itself. This was announced in early June 2025 by the first deputy general director of the company Igor Levitte. The project involves a complete renewal of the infrastructure of the historical sanatorium complex, the development of the hotel fund, the creation of a medical center and the improvement of the adjacent territory.

According to "Business Petersburg," the payback period of the project will be about 15 years. The cost of one day of accommodation with treatment at the updated resort will be in the range of ₽20 -25 thousand, which positions it as a premium health complex.

The new building of the Sestroretsk resort

The reconstruction includes the restoration of the historic Kurzal according to the original drawings of the 19th century and the construction of a new 12-story building with 399 rooms. The project, being implemented from 2023, is scheduled to be completed by 2026. Igor Levitte said that this is the first and so far the last experience in the construction of sanatoriums by a group in St. Petersburg.

LSR invested ₽2,5 billion in the restoration of the historical Kurzal - a concert hall, which at the beginning of the 20th century was one of the largest cultural venues in Europe. Levit noted that the issue of payback of this project is not a priority.

Kurzal's music curator is the artistic director of the Mariinsky Theater and the director of the Bolshoi Theater, Maestro Valery Gergiev. Levit explained that commercial revenues from the work of the concert hall will be small, since the main goal is cultural development.

LSR Group acquired 87.17% of the shares of Sestroretsky Resort Sanatorium OJSC in June 2021. The sanatorium covers more than 60 hectares on the shores of the Gulf of Finland. Real estate experts estimated the value of land under the resort at ₽3 -4 billion[1]

1900: Opening of the sanatorium

At the grand opening of the sanatorium on June 20, 1900, two special trains on the new Primorsky Road delivered invited guests from St. Petersburg.

The health complex included the largest indoor winter swimming pool in Russia at the beginning of the 20th century, connected by a passage to the hospital. The medical offices located in it were equipped with the most advanced equipment of that time, which was not even in the famous foreign resorts. In the Sestroretsk resort, procedures of 52 items were released.

1898: Obtaining Cabinet permission to build the resort and obtaining 60 hectares of land for rent before 1956

On June 22, 1898, the Cabinet of Ministers gave permission to the board of the joint-stock company of the Primorsky St. Petersburg-Sestroretsk Railway to arrange a resort at the mouth of the Sestra River, on the shore of the Gulf of Finland. For this, 54 tithes (about 60 hectares) of state land were allocated for cash-free lease until January 1, 1956, followed by the alienation of all property to the Russian treasury.

1896: Development of the resort project

In 1896, at the initiative of one of the leaders of the joint-stock company of the Primorsky St. Petersburg-Sestroretsk railway Pyotr Alexandrovich Avenarius (Russian engineer and entrepreneur, privy councilor), preparations began for the creation of a balneological resort near St. Petersburg.
