2024: Rent of the entire business center in St. Petersburg

In mid-February 2024, it became known that the K-37 business center in the Vyborg district of St. Petersburg was entirely rented by the Special Technological Center (STC). She is engaged in the development of unmanned aerial vehicles (UAVs), means and complexes of automated radio monitoring, information protection, electronic warfare, etc.

The developer of "K-37" is the construction company City Solutions, which is part of the holding "First Furniture Factory" by Alexander Shestakov. The nine-story business center is built according to a modern architectural project, and its total area is about 19.2 thousand square meters. Investment in construction amounted to approximately 1.8 billion rubles.

According to RBC, the B + class K-37 center was fully rented almost immediately after the owner received permission to put the building into operation. It is noted that this is the first time that an enterprise from the sphere of the military-industrial complex rented an entire business center for itself from a private owner. Previously, the largest tenants of office real estate in St. Petersburg were IT companies and structures of the oil and gas complex. At the same time, experts believe that in the future there may be more such transactions - defense manufacturers are increasingly looking for significant office space.

As of mid-February 2024, STC employs about 3,500 employees. One of the most famous products of the enterprise is the Orlan-10 drone. The company is also developing communications facilities. According to Regina Voloshenko, director of the office real estate department of NF Group in St. Petersburg, the requested rate for class "B" office premises by the date under consideration reached 1,500 rubles per square meter per month (including VAT and operating expenses). Based on this figure, the cost of renting "K-37" can be about 30 million rubles a month.[1]
