History
2024: Artem Chentsov bought Spetsmagnit from Roselectronika for ₽576,1 million
The Roselectronics company, part of the Rostec state corporation, has completed the sale of a 100% stake in Spetsmagnit JSC to private investor Artem Chentsov. This became known in December 2024.
The transaction amount amounted to ₽576,1 million with a minimum permissible price of ₽480,1 million and a starting price of ₽960,2 million. JSC Spetsmagnit owns a plot of 1.89 hectares and buildings with a total area of 17.5 thousand square meters. m on Dmitrovskoye shosse in Moscow.
This territory was previously part of the Vladykinsky Mechanical Plant, which was declared bankrupt in 2017. The asset was put up for sale in August 2024.
According to Andrei Trubachev, director of the investment and capital markets department at CORE.XP, the site on Dmitrovskoye Shosse can be used for the construction of both housing and offices, given the possibility of developers receiving benefits for creating jobs.
NF Group partner Stanislav Bibik notes that the size of the site allows the construction of about 50 thousand square meters. m of real estate with a potential investment volume of ₽7 -8 billion. At the same time, the possibility of coordinating residential development will significantly increase the attractiveness of the site.
According to Timur Ryvkin, director of the department of residential real estate and land development at Nikoliers, to obtain approval from the city authorities for a residential project, it will be necessary to include infrastructure in it and consolidate the territory of the entire industrial zone.
Partner and Head of Land Relations and Industrial Real Estate at CMWP Diana Mirzoyan suggests the possibility of building a light industrial technopark for light industry on the site of the Special Magnet buildings.
The new owner plans to use the facility for rent, excluding the development of development projects. Earlier, Artem Chentsov had already acquired various real estate objects at the auction, including a historical mansion on Rozhdestvenka Street in Moscow.[1] [2]
