2025: Hotel Opening

In September 2025, a 3-star Svet hotel was opened in the Kalininsky district of St. Petersburg. The multifunctional hotel complex was built by SZ Hotel Vvedensky JSC as part of a strategic investment project announced in 2017. The volume of investments in it exceeded 4 billion rubles.

The 23-storey hotel is designed for 802 rooms and was the first example in a long time of the new construction of a large hotel in the Northern capital. The hotel is located at the intersection of Bryantsev Street and Enlightenment Avenue within walking distance from the Civic Avenue metro station.

Hotel Svet

The standard double room starts from ₽5 050 per night. For long-term accommodation, rooms are offered from ₽40 800 per month. The hotel's public spaces include a panoramic restaurant with a terrace, a business block for business events, a sports hall and lobby.

Hotel Svet will be part of the Nord Hotels group, which includes the Vvedensky hotels on the Petrograd side, Demetra and Martin. Apartment-type rooms make up less than 30% of the total number of rooms, the management company said.

The construction of the three-star hotel received the status of a strategic investment project in 2017. In 2018, the developer received from the city authorities a land plot of 12.3 thousand square meters on the site of the liquidated Bryantsev market without bidding and on preferential terms.

Under the original terms of the contract, the investment was to be at least ₽1,5 billion, and the hotel was to include at least 950 rooms. However, the investor planned to build a hotel with 1,360 rooms, citing a shortage of hotels in the three-star segment and demand from Chinese and Indian tourists.

The launch dates of the hotel were postponed several times. Initially, the construction was planned to be completed by 2021, then by the World Hockey Championship in 2023, which did not take place due to the start of a special military operation. The developer completed the work in accordance with the terms of the investment agreement in the summer of 2025.

The financing of the project by 65% consisted of a concessional loan attracted under the federal program for the construction and reconstruction of hotels. The federal concessional lending program started in 2021 and provides loans at a rate of 3% to 5% for up to 15 years.[1]
